Exchange and completion can actually happen on the same day but this is risky as sometimes money from the banks isn't in on time and the other big risk seems to be that, until contacts exchange, people can pull out - so imagine the scenario - you are due to ex/comp on the same day - Day X - so you give in your notice on flat/arrange mortgage to be cancelled/arrange for ulitities to end on that date/arrange removals etc etc and at the last minute...your vendor says, actually I'm not doing it!!!! Result - you are possibly homeless with a removal van full of belongings!
Most sols say to leave about a week in between - thus giving you the chance to sort out removals etc with then no worries after you've exchanged. Gives them time to prepare everything too - e.g get settlement fig from existing mortage and, the important one, invoice you for their fees!!! Why some of us have a long wait in between (mine is just over 3 weeks in between) is cause EVERYONE in chain has to agree the date, and whilst some may want/be able to move more quickly, others may not. We wanted to complete ASAP but vendors going on hols (!) and wanted to move afterwards. But at least when you've exchanged you get a SET date that can't be changed (or u sue!)Hope this sheds some light. If you wanna be in by mid Dec I reckon that's fine - good luck0 -

Nothing happening on our end. Too stressed out to talk about it anymore... Just looking forward to Monday - another week and another possible window for exchange to take place.

Our buyers have pulled out, 2 months after we agreed the sale of the house. I can't believe it. We thought we'd be signing this week. I phoned the EA and she was rather cagey. She must have known this was going to happen.
I don't know if our vendor will wait for us. We are in a difficult position now. I am so stressed about this.
Our solicitor kept saying that we should be worried, everything was taking too long but the EA was saying it was all fine. Well it wasn't.

Is anyone else finding that the weeks are whizzing by during this selling/buying process?? I can't believe it's the weekend again!!0 -
the last buyer took 2 weeks to find. It's a sellers' market (luckily for me)!
I could use some advice. As I've posted elsewhere we are now thinking of changing EA. Our vendor will wait for a bit (I'd say if we have no-one by the end of the week she'll get nervous). Our EA has lined up two viewers, one of whom wanted to put an offer of the asking price before viewing but that can't be done.
I went to the local EA who sells most of the properties here. They have a list of people currently bidding in the estate and others who they can contact immediately and get the house sold, probably for more than we previously agreed. If we stay with the current EA we are unlikely to get more than before as they got people who saw tha houe on the internet and didn't realise it was ex-council.
The greedy part of me thinks, here's a opportunity to get a bit more. However our vendor is holding the price at the level we agreed 2 months ago. Am I then morally obliged to do the same? I'm guessing that the house has gone up by 10k since we got sale agreed. Should I give some FTB a bargain??Stercus accidit0 -
Leftie - what a shame. I have nightmares about that happening. I would go for any offer that was rapidly proceedable and depended on as few people as possible - eg chain free. Do you think that your current EA is to blame?
