Well we just had a developer say he'd give us the asking price. the FTB who seemed really keen is visiting on Monday. To be honest I have ethical issues with selling to a developer. I think I'll have to talk to the solicitor on Monday and see what sort of a delay Christmas puts on things.
But really it's very good news. Buyer with the right amount of dosh, vendor agreeing to wait - I think we'll be moving yet!Stercus accidit0 -
Hi all I have been reading this thread for ages but this is the first time i have posted. We had an offer accepted on our new house the 2nd week in October (currently living with the in laws as we moved out of our house in september - long story). We are going to sign contracts on wednesday 22/11/06 and will complete on the 24/11/06 fingers crossed (everyone is waiting for us). Just letting you know it can be done before xmas and good luck to everyone:beer:0

Today we find out if we can get a mortgage offer in time for Friday exchange! I sent off the specialist reports last Wednesday and because of the size of the retention they have to go off to the surveyor for authorisation before an offer can be made or the retention reduced. They have 72 hours to respond, chased Friday lunchtime so hopefully in today, offer by Wednesday. We moved into our flat on Dec 24 some years back. We had been staying in a nearby hotel with our furniture in storage. It was a company move and they gave pickfords a cheque for the storage/removals. Pickfords refused to give us our stuff until the cheque cleared . The company had a 2 billion pound turnover,so I think the cheque was safe,but no furniture. Luckily a colleague was going away for Christmas and let us stay in her house. Not moving at Christmas again.0

:eek: Northern Rock rang today - After telling me last week that everything was ok- To tell me that the house was undervalued by 2K and they would not lend me the full amount needed.:mad:
I haven't seen the survey yet but now I don't know what to do. I can't afford to up my deposit, so if they won't drop the price I'm going to have to drop out and I'll have lost £800 in fees and surveys:mad:
I've put the solicitor on hold whilst I get this sorted out. None of the searches have bneen done yet (although I have given them £200). If I have to pull out do you think I'll get any of that back?
Can any one suggest a quick way to make £800?;)

pumpkinpie - it was NR who messed me about as well. they send the valuation out 2nd class! They said mine was worth 8 less than I have offered for it until 2.5k of electrical work is done. Sent the specialist reports in and now they have decided it is the right price and removed the retention. keep talking to them, send a copy of the valuation to the EA and prove why you are pulling out, may prompt an offer of assistance from the vendors. We accepted an offer on our flat today. Cash buyer, and we're moving into rented house so no chain either side and no stupid mortgage valuations (although I'm sure they will probably want a survey done, but at least it won't be relying on a lender to arrange it).
Also trying to go with the same solicitors as each other in the vague hope it might help make things easier.
So, the race is on. Unsure if we'll make it for xmas. Trying not to get hopesup in case they pull out but at the same time having to start arranging things is the worst. Will keep you all up to date....0
