The race to be in for Christmas!

Today I sorted my mortgage out as the previously lender, Halifax relanted on the offer and wouldnt take into account some income we had coming in.
Just paid for a survey for the house we are planning to move too, I would like to move in before Christmas but tbh I think is slim even though theres no chain involved our seller needs at least 2 weeks notice to ship there furniture to Oz where they are planning to go to. They away there at mo for 2 weeks. I hope they still want to sell when they come back.
I also been to my solictor (what a minefield that is) with the all paperwork he wanted me to sign and fill on on selling my house and buying and paid a cheque for part of his services.
I cant help but feel buying and selling is a right rip off, it gonna cost us over 5k with stamp duty for 150k house, solictors, EA sale of our house etc before we even pay for moving.
I have 2 birthdays coming up inc mine and christmas so we gonna have to cut back on things this year.0 -

We'll be expected to exchange & complete on the same day as its 100% mortgage but need to work out a viable time scale as we need to give 4 weeks notice on our current rented property starting on a Monday....
We don't want to end up stranded with the festive holiday period and no workmen available as we have some landscaping to get done before the new kennels go up, laminate flooring to get laid and blinds to measure up before we move in.....
I keep telling myself it will all be fine!
Congrats on the valuation Ghostdog. I rang the mortgage chaps to see whether the valuation was ok and then they told me that the mortgage offer wuold be done that week:j We also have to give 1 months notice so I'm hoping to complete and have 2-3 weeks overlap for moving and cleaning to get our deposit back... After reading some of the nightmares on here, I'm thinking of paying one of those spring clean companies to clean the place top to toe!
Good luck hun - Virtual champagne when we're all in eh?

Not sure about virtual champagne.........its gonna have to be the real thing!!!! lol
Good luck with your cleaning.....we've ours to look forward to as well. If you contact any cleaning companies can you let me know roughly how much they charge..........I might be sorely tempted!!!! lol
Roll on Summer 2007!!!!! lol0 -
Mine has been going very, very wrong. The valuation on the one we want to buy flagged up three major problems and an 8k retention. This has boiled down to a £4k re-wire which is not great but ok (bye bye new furniture....) and now we are waiting for the vauluer to sign off the specialist reports so that a mortgage offer can be sent out next week. Completion date of 8th December is looking distinctly shakey.
Good to hear other people have some movement though - congrats to those who have exchanged.'If you have a garden and a library, you have everything you need' Marcus Tullius Cicero0 -
Our Solicitor got the paperwork and indemnity insurance for Vendors Solicitor today (AT LAST) and is currently preparing us a report, as long as we are happy and understand it all we're be going into sign and talk dates.
Do we dare hope that the light at the end of the tunnel is getting brighter.....................House purchase completed 6th December whole process took 4 months.
Hang in there everyone it is worth it0 -
Offered on property we're buying start of June.
Finally accepted offer on ours 6 September.

Environmental and Local Authority Searches received 27/09/2006
Drainage Search received 19/10/2006
Solicitor's received mortgage offer 31/10/2006
Contract for sale/purchase signed 31/10/2006
Due to exchange on 31/10 for completion on 14/11 but didn't. Found out first in chain of five pulled out three weeks ago and were not informed. Waiting for the new buyer to catch up with paperwork.
Everything in place once again for exchange once new buyers in chain have signed contract (their mortgage offer was sent to their solicitor's on Friday).
Our buyers solicitor informed us of new intended completion date of 28/11. Exchange set for 14/11. Exchange not taken place ... again.
Today we're waiting to hear what the heck is going on. Our solicitor is going to phone our buyer's solicitor to see if they know what is going on further up the chain and when exchange is likely to be but the buyer's solicitor's close for lunch so hopefully we will have some answers at some point this afternoon.
Feels like we're never going to move and I'm completely fed up with the whole thing and want to cry. A lot. Hugs welcome.

I should have said that we need two weeks between exchange and completion so as exchange didn't go through again yesterday the completion date will now not be 28th November.

We had our offer accepted at the end of August.
Due to issues with Conveyancers were looking to exchange in the first week December.... its going to be VERY close if we move in before Christmas. Maybe a week before?0 -
The ftb's at the top of the chain have an appointment with their solicitor's to sign the contract on Friday pm so doesn't look like we'll be exchanging this week. They've still not told us when it's likely to be
Hope things are going better for everyone else.
