In fact, as you can see, we're now onto completion dates - I'm relying on sols saying nothing has come up on Local Auth search as not seen with my own eyes yet!!! But I do definitely know that it's the exchange of contracts that really counts. They just rip up your contract if you tell them to before exchange happened if you want to pull out.
Looks like we're heading for completion date of Tues 21st Nov!!0 -
Still no progress.
At least I now feel as if I have DONE something - by way of the following email sent to both sets of solicitors AND the vendor:
To all parties involved in my purchase of the above property.
- *****/*****, I gather that since Tuesday afternoon you have been ready to exchange on behalf of ***** and are awaiting a phone call from my solicitor to process the exchange. I have spoken yesterday and today with both ***** and ***** at ***** who have been dealing with my conveyancing on behalf of *****. Both say that repeated attempts have been made to establish telephone contact with you, but they have been intercepted by your voicemail and have not heard back from you. Perhaps their messages have not been getting through. Please also be aware that ***** is out of the office this week and that you will need to deal with this through *****.
- *****/*****, I know that you are also ready to exchange on my behalf. I am aware that ***** (vendor) has spoken to ***** (vendor's sol) who believes that she is still waiting to hear from you. It sounds as though perhaps she has not been receiving her voicemail messages for some reason. I appreciate that you have already made several attempts at contact.
As far as I can tell, both solicitors believe that they are awaiting a response from the other, and as long as this remains the case, we are at an impasse which is wasting a lot of everybody’s time and causing me a great deal of stress and inconvenience.
I would greatly appreciate it if BOTH sides could be aware that they need to address this, as we then stand a far better chance of resolving the matter without further delay.

Ah, well I only sent it 5 minutes before close of business, so not yet, but let's wait and see what it does in the morning!
