Ah the joys of Royal Mail - sorry to hear of your troubles, I'm guessing frustrated is an understatement ? could they send it recorded/signed for ?
So far they've tried Royal Mail and DX. They've got both the address and DX number right apparently. So lordy knows how it keeps going missing. My mother suggested getting it printed at the local branch but I can imagine all sorts of layers of complication if we tried that!
Waiting for another local search coz the last one is 13 months old but when that comes through and all we're waiting for is the mortgage offer, I think I'll be going banging on a few doors.0 -

OK, I'm hoping for third time lucky. Saw a house today that ticked plenty of boxes...more of a project than I was first planning on, but the potential for it to be pretty much perfect is undeniable.
It's also the first sensibly priced house we've seen. Reckon I'm going to make everyone's day tomorrow and offer the asking price. Seems mad, but I'd rather have a bit of vendor goodwill than haggle over a couple of grand. Plus, with more money in their pockets, they're more likely to find somewhere to buy quickly...and we can finally move out of this hole in the ground (aka basement flat). Yay!0 -

We went for a second viewing last night of the one we liked from Saturday- still really like it (me more than OH but he's just a miserable old git) so put an offer in today. Waiting to hear now...exciting that we may finally move after all!

I made an offer today (92% of asking) which was turned down. Not sure how long to leave it now. I am prepared to increase a bit, but not much, and made it very clear when putting my offer in that it was a researched and considered serious offer, not just an opening gambit (it would have been a lot lower if that was the case). I'm quite certain that any higher and the valuation simply won't be supported by the surveyors valuation.0

It only took 4 attempts at sending it. I think I was born under an unlucky sign.
Just waiting for the search to turn up now. Council website reckons 7 working days to turn 'em around and its been 6 so far. Might actually have all my ducks in a row this time tomorrow.
but I've said that many times before on this house purchase so not going to get too excited until it really happens. OH is banned from e-bay until we know we have something to buy for - don't want him jinxing things at this late stage0 -
Well, the EA called back within 30 minutes accepting our 'offer'. Lol.
Even better, the house the vendors had their eye on was still available, and their offer was aceepted. And that's our chain. Hardly merits the term...teehee!
I'm certainly not counting any chickens though. My surveyor seems to be frighteningly efficient, and I'm concerned he will find something terribly wrong. Fingers crossed again. (I'm getting cramp now)0 -

I feel for you, am in a similar position (although no idea what the mortgage valuation would come out as). We made a 90% offer today which was rejected. We kind of expected it but they have given no indication of what they might be looking for other than 'close to asking price'- well I doubt they'll get that since although it's a nice house it's priced higher than most others in the area. The dilemma now is whether to make quite a big jump up and say it's the best and final offer or go in smaller increments- don't want to make too many offers or they might think we'll just keep on going (plus don't want it to drag on too much) but then don't want to go up too much in one go. The EA is not giving anything away (which I actually think is because they don't know anything :rotfl:) so no help there.
