    That's despicable, so sorry to hear that...and I totally sympathise. We had that with our first attempt at purchase - sellers withdrew on the day of exchange having 'changed their minds and they didn't want to sell any more'. However, what we've got instead is much MUCH better and I'm now glad that the other one fell through. Keep the faith, there is a house out there for you and it WILL happen.

    Yesterday, we got a call to say that buyers of house B were being advised by their solicitors not to proceed with purchase. Not because of house AFAIK but bad timings of sale / purchase (their buyers threatening to walk unless they exchange imminently, but they themselves aren't in a position to exchange yet on the house we like. It's also looking like an imminent probate case which would delay matters further). We're waiting on a call to say wether they're going to continue with the purchase - if they don't we're the back-up

    We're just getting so frustrated - we always seem to be being used as the safety net. House A are, understandably, going to market their house for a few weeks to see what the interest is, knowing all the time that we're there possibly waiting for them. House B also has us on stand-by.

    We have everyhting going for us - MIP, big deposit & are chain-free: how come the EAs see us as substitutes rather than A team players?!!!


    Reading the above it sounds to me as if house A is your dream house and perhaps the EAs know this too. Perhaps seem less keen?

    Or the EA is aware that they stand to possibly make no commission from the sale as they were introduced to the property by another EA..
    I'd be knocking on the vendors door just to make sure the vendor is aware that you're still interested.
    Whilst this may seem too keen it doesn't mean you're willing to pay more, we recently offered on a property that is my dream forever house. I was very clear with the EA that that was the case but my offer was final and I would not go above.. The offer was rejected but even though I lie in bed every night still thinking about what furniture to put in which room I'm not prepared to pay a penny more.
    It's been for sale for almost three years and whilst it has been reduced in the last 6 months it was only reduced to it's original asking price, for some reason when they changed agents 18 months ago they decided to increase the price by 25K..:mad:

    We are in the process of buying and are approaching the big 'exchange' :)

    We've seen and signed the draft contract/deeds, had the survey and formal mortgage offer. All we are waiting on is a few queries from out solicitor to be answered by their solicitor and one remaining local search I think.

    However, because we are excited, we are going to the property on Friday to measure up and get a quote from my Uncle for CH. The sellers have said that we can go there without the agent, which is great :D (They live up north so the property is empty)

    I am really hoping to exchange by early next week, but it also depends on how long it takes to transfer the deposit from our PO savings account to our bloody current account - seems to take an age!! :(

    Good to hear some people are progressing and sorry to hear about other's delays and worse.

    The fact that I needed to give my notice today has focussed the mind somewhat. Today I've sorted a completion time-scale with our vendors (they are living in France and have asked me to look after a few of their belongings if they can't make it over in time), signed the contract, transferred the money to the solicitors, isolated where our building regs delay was with the lender and just sorted that. Apparently our lender was waiting for a response on the building regs from the valuer, so I just phoned him and asked him to get a move on.

    I've handed the notice in on my flat and it looks like we will exchange in the next couple of days, aiming for 15th April completion.

    I've just spoken to my solicitor. He is still waiting for the deeds and stuff from their solicitor. The offer was accepted on the 9th March.

    OMG ! EA for house B just called back to say that the proposed buyers chain has fallen through. I am sorry about that - especially as they were expecting their first child - but I'm so pleased for us ! Woo hoo! It's a dump, needs so much work, but it's chain free like us and could be great once done up :)
