The first few months in a new house are difficult as there is always some unexpected spending! The OP's will come. I'm not having a very good time of it in the run up to Christmas, my OP's are sooooo disappointing!

Georgie, well done on buying your first home. You sound like an amazing lady. I love your rules, I definitely live by 'what's the worst that can happen'. My hubby is the eternal pessimist so I balance it out!
Don't fret about not making overpayments just yet. I've only made £300 in the past year and it's shaved 18 months off the end. Now my debt is paid off I'm hoping for a lot more.

When DH and I got our 1st property (a flat), we exchanged on his birthday, got through the door and the place was a total mess (The previous owner wanted to charge us for the carpet so we told him to take it). Anyway you always see the place as different once you own it "with the bank". Took us several weeks before I voiced that I hated it to DH and he did say the same thing! In the mean time, we repainted, put wood floor (together, not the greatest job but happy).
Love that you count interest and have not even slept in the place! This is terrible. I remember the 1st time I asked how much interest we were paying I nearly hanged up on the woman from the mortgage company. The other OP is right that even small overpayment does make a difference. I am off to the bank to open one of those 5% monthly saver saving account at Lloyds to gather spare funds for next year overpayment. It is a bit difficult handing over the cash (notably when we would like a new bathroom and kitchen but make do with what we have now) but getting the letter with the new term is really worth it.

Sounds like it's been a journey and a half already Georgie, and it's only just started! Well done for getting on the ladder, and for having the right mindset to know what's going where!

As for OP... don't panic- many people don't even know OP exists until they're halfway down the line, the fact you're on the ball right from the off is a huge benefit to you already!

Yeah, we talked about the decorating, at the moment they have magnolia walls, with added holes in, and a bright pink carpet, this carpet is so bright it glows. It was the first complaint DS1 had when he saw the house. At the moment the boys current plan is to paint their room so that it resembles the tardis... I can just about draw stick men that look like sticks let alone men!Thank you so much for this - it helps people like myself on a tight budget realise we can all make a difference
The one number that made me jump on the band wagon was the fact that for every pound the bank put in I would be paying them roughly £2.50 for the privilege! So for every £5 op I make, it shaves £12.50 off the total amount to pay... ok so that doesn't hold up to really close scrutiny but it is a nice thought.

It could not have come at a better time, this morning snow this afternoon radiators that are hot, well warm (very dodgy system with lots of black gunk in).
Just have to wait for a decent length of time til I'm fully covered then complain to BG that a couple of the radiators aren't hot and they will replace them and flush my system at the same time. I really am going to get full use of the homecare stuff.
Overpayments still nil, my job in the new year is to sit down write out my budget and work out how much money I have to spare. Get back to debt neutral, can't really call it debt free as I have my student loan and now my mortgage but need to get to nothing else outstanding. Then get round to fixing my paperwork, so the student loans company know where I am and start paying the mortgage off!
I also need to change my current account, H**C really p1ssed me off while buying this house, they were rude, indiscrete, and unhelpful, I wasn't really using any of their services but that is beside the point, so I want to change to a different devision of them, FD, I know, seems ridiculous but everyone says they are quite different and if it means not having to go back into my local branch then I'm happy! Sorry that turned into a rant, I do apologise.

A pox has come to my house! Chicken pox:doh:, the kids are all pretty much over it now but they have some more scars...
There really isn't much that I can update on, I haven't finished unpacking yet, all my clothes are still in suitcases. I do now have a washing machine that works, so I don't have to lug clothes over to my mothers! Yay!
BG sent me all my paperwork, they wanted to take £150 a month for gas, by mutual consent this has now been reduced to £75, but I still think this is too much, oh and they are trying to charge me twice for the same service, I still need to sort that out!:mad:

Oh, another diary i hadn't noticed before.
How great to be switched on from the outset. Getting a house it takes a while to get in the swing.We found it took us about 9 months before we managed to organise our 1st overpayment. There is so much to do otherwise at first.
Get christmas out the way and i am sure you will be getting in the swing.0 -
