Its very rare (once in 4 years) an average time scale is 4-6 weeks depending on course on lots of little things like the seller's filling out forms correctly, searches being done quickly by the council etc.

We've just got all the forms through and I've started filling them in already. £101.15 for coal searches - its started already. I'm a little worried about a small extension like conservatory that was fitted 9 years ago which I know isn't on the deeds. In your opinion SmlSave, do you think this will delay things at all ?
We was told we didn't need planning permission at the time as it was having a corrugated roof but now I'm wondering.
No LP it isn't a big change at all. I'd be annoyed too.It sounds as if you've been well and truly robbed.

Wow you could be in your new house next month, hope it all goes smoothly. I've always though you didn't need planning permission for a conservatory.

Hopefully Cath. It's not a conservatory its part of the room. Its a hexigon shape with the back wall of the house removed. I'm sure the builder knew what he was doing but I don't want to delay things.

The other solicitors might ask a load of questions and it will help if pass them all and any docs you have relating to the same. I'm sure it'll be fine but if the worst happens and they insist that you should have had permission of some kind you can offer them an indemnity policy if they are really fussy.Currently studying for a Diploma - wish me luck

Hi, conservatories come under the same planning rules as an extension, It may not have required planning, however if it is 5years + old you can get a letter of lawfulness from the council. gb (conservatory surveyor)0 -
