    We've just got all the forms through and I've started filling them in already. £101.15 for coal searches - its started already. I'm a little worried about a small extension like conservatory that was fitted 9 years ago which I know isn't on the deeds. In your opinion SmlSave, do you think this will delay things at all ?

    We was told we didn't need planning permission at the time as it was having a corrugated roof but now I'm wondering. :o

    No LP it isn't a big change at all. I'd be annoyed too.It sounds as if you've been well and truly robbed.

    I'm glad they got rid of HIPS, what a waste of money and so is EPC - who looks at that!

    Wow you could be in your new house next month, hope it all goes smoothly. I've always though you didn't need planning permission for a conservatory.

    Hopefully Cath. It's not a conservatory its part of the room. Its a hexigon shape with the back wall of the house removed. I'm sure the builder knew what he was doing but I don't want to delay things.

    DH has had his 2nd interview, all went well. It was all very informal. Time will tell now.

    The other solicitors might ask a load of questions and it will help if pass them all and any docs you have relating to the same. I'm sure it'll be fine but if the worst happens and they insist that you should have had permission of some kind you can offer them an indemnity policy if they are really fussy.

    Thanks Froggy. DH has had 2 phone calls on his mobile whilst he's been on the phone to me...don't know who they are off who don't people leave messages ! ( don't they know we are waiting on "THE CALL" :))

    Hi, conservatories come under the same planning rules as an extension, It may not have required planning, however if it is 5years + old you can get a letter of lawfulness from the council. gb (conservatory surveyor)
