Now you have a proceedable offer you are in a great position, it really is a buyers market so you should be fine - frustrating waiting though.
In our area everyone is offering but without having an offer on their own, so their offers can't really be taken seriously until they have a buyer and are in a position to actually move.OPs so far £42,139

Thanks LP TBH I don't like the decor ,although it is ready to move into and perfectly o.k, its just not my taste - Fitted wardrobes and a what looks from the pictures cheap wood floor, but we'll know more when we go.
It's priced at 175k , I initially thought £170k but doing a bit of homework I'm now thinking 166/167k, which I would be happy to pay. The stamp duty I was going to pay on my cc after completion, if I can get a 0% deal.

It's funny that I said the above as now I've ended up offering 167k , Me and DH have felt guilty about our low offer , we don't want anybody to be ripped off or feel like they have been pushed into something. Its bad enough the couple are splitting and in negative equity....I'd never make a good business woman.
The EA has said that they will sell at 168k as she could pursued them to as she wants a sale at the end of the day. they ideally want 170k. I've said "No 167k is my absolute maximum or I walk...I've got 6 children you know!" ( The children do come in handy sometimes)
DH said you can't say that you'll walk.I said in a clint eastwood cool cowboy voice "Don't worry........no ones walking" ( I'm nervous really but I can always offer more ..they don't know that though do they)
I feel sick, nervous, anxious, every time the phone goes I jump.:(
Thanks guys, its a horrible but exciting time. Sarahevie thats what happened to us , we got an offer from someone who hadn't sold their own, we accepted and we was plodding on waiting for them to move ..only they had an offer on theirs and then offered on another house instead of a proper offer on ours. The EA never told us. I wouldn't accept an offer like that again. Waste of time! I wish people wouldn't look at houses until they have an offer on theirs, if its any empty property then fine but not if people live there.
I need this house, we've planned a hot tub, summerhouse and an extension already (o.k just in our heads but we can dream :rotfl:)I can't be bothered updating this anymore0 -

I still think its a good deal at 167k, I will stick to it. I want to save money at the end of the day. Moving here and buying at 167k will cost us an extra £136 pm on the mortgage when I minus the boys bus fares ( they can walk from home to school)I can't be bothered updating this anymore0

I'm busy at the moment with making phone calls etc. I cant believe how much time in my day that the house is taking up.
For the moment, I've decided against selling the items that I was getting from France , simply because theres so much going on at the moment and because although it would be making money I do need every penny I can get for surveyors fees. My mat pay runs out at the end of the month. I don't think I will gets a full months pay so Im clinging onto the account money before putting any more into the ISA. Better to be safe.
Money saving this week, into the ISA ...
£29 Ebay sale - a M&P baby swing chair after all fees deducted.
£7.50 Mr T " You haven't shopped with us a while " voucher also gone into the ISA. I pretend I haven't received it and ignore it against my shopping budget.
I've got £124 waiting to clear with different retailers on TCB - cmon TCB!
I've another listing on ebay , debating whether to list DDs highchair too as she sits with us and has hardly used it. Its pink so baby blue isn't going to go in it. They don't sell for much though.I can't be bothered updating this anymore0 -
£1.76 has cleared in my tcb account which has gone into the ISA already and another £15 voucher on tolunnna - that's my 3rd in 2 calender months now.:j
