Been on market since JANUARY and not had ANYONE look round!

    Or (as someone else pointed out on this board...can't remember who...sorry) go to rightmove.co.uk and on the top tags hover over 'House prices' and from the drop down menu, click on 'Price Comparison Report'.

    You can then put in the postcode and it will show entries for that postcode that have been delelted from rightmove, but it only shows the date the agent/agents took the house off rightmove, not the date they put it on.
    It might have been me. I use this feature a lot and have pointed it out about 3x on MSE.

    I did the search for the OP's house, via that method, a couple of days ago and didn't see it, so I wondered if the last agent actually had it on RM at all as it wasn't showing up in the old listings.

    I think the pictures can be staged to look a lot better without doing any work to the house.

    The outside picture definitely needs replacing - that is the picture that shows in the search results and if people don't like what they see then they won't even click in to see the rest. Check with your estate agent whether they get Rightmove statistics. These will show you how many people actually open the link to look at the rest of your property. As others have said the picture needs to be taken from the road so that it does not have the fence showing and maybe hanging baskets to inject a bit of colour.

    As for the lounge it is a bit red (personally I would have painted the chimney breast red and left the sides cream). However, as you have said you do not have time to paint I would suggest removing the red throws from the sofas and adding a few cream cushions to offset the red a little

    In the kitchen I would consider laying some vinyl to cover the floor tiles as I think along wit hthe cupboards they make it look dated. I would also take the picture from a different angle.

    I would lose the picture of the dining room altogether. The mismatched furniture makes it look cluttered and it doesn't currently look 'useable' as a dining room as there are no chairs around the table.

    Unless the wardrobes in the first bedroom are included in the sale I would also lose that picture as it makes the room look much smaller than it does in the first picture. I would dress the bed properly with a valance sheet and cushions and maybe a nice 'modern' print over the bed.

    In the nursery I would take out the changing table before taking another picture as (although necessary) it makes it difficult to visualise the size of the room

    In the other bedroom you again need to dress the bed properly and take a shot that doesn't have the metal framed shelving unit sticking out at the front of it.

    In the bathroom I would try taking the picture lengthways rather than widthways and then cropping it down as you will fit more onto the picture instead of the doorframe being in shot. I would also take the toilet roll holder out of the way. Most people won't notice that there isn't anywhere near the toilet for the toilet roll unless you point it out by sticking it in front of the sink.

    As for the description you need to remove "an ideal property for the investor" from the description. An investor doesn't need a description to tell them the property is suitable but this would put me off as a regualr buyer as it woudl immediately make me think that loads of work needs doing. Also agree with the earlier post about vacant possession. You also need to make a point of off-road parking in the description. What has your property got that others in the area do not have...emphasise these in the description rather than just the standard dry sales pitch.

    You have mentioned having an 'open house day'. The problem with this at the present time is that people need to be interested first or no one will show up. Get the pictures sorted first and then try this as an option.

    Price wise I don't know your area but would suggest with the current presentation you will not acheive close to the asking price. I would certainly consider in the first instance dropping the asking price to £117,950. Although it is only 2k cheaper than what you have it on for the figure sounds more tempting and we humans still can't resist the old marketing ploy of rounding down a few pounds from the nearest thousand.
