Been on market since JANUARY and not had ANYONE look round!

    You bought it for X and spent Y on it. That doesn't mean you will get (x+y) for it.
    You might only get X-z back.

    If you have committed to buy another house you need to seriously get a move on. Ask the EA for an honest opinion about what price it'll sell at.

    Look at houseprices.co.uk and see what has sold recently.

    If you are getting viewings but no offers something is wrong with the house.

    If you are not getting any viewings something is wrong with the price.

    Off road parking, tidy gardens in the street, litter free area - all those are really important to the majority of people looking for their next property.

    My son bought an older house at the top of the market, spent £40K adding/renovating and had it valued. It's worth what he paid for it in 2007.

    Realistically a house is only worth what someone will pay so price is crucial. Forget 2007 prices.

    You say you've taken a 'bridging loan' on the New build you've reserved, I just hope you haven't exchanged contracts! You must concentrate on selling your current home, before even thinking of moving on. With the Housing market (at best) precariously balanced, being stuck with a house you can't shift, and paying a mortgage on another, you could find yourself in severe financial difficulties very quickly.

    Hope you find a buyer soon.

    Have you thought about auctioning it? get an auction agent round he'll give you an idea of what you get. Several buyers at auction never view properties, just buy on what they think is value. Pictures without the pylon and if buyers don't do their homework, well thats their problem. It is also quick buyers must pay 10% on auction day with balance 4 weeks later.

    Jesus, £25k of renovations?? I am currently renovating mine and I dont mean to be rude but I have only spent £9k so far and it looks in far better condition and have created a kitchen and a bathroom. The house looks very tired to me. Price is your issue.

    Having looked up the Rightmove details, that picture of your house looks awful, can't the EA get a better picture of it? The problem you have, is that people will look at properties, see that picture, laugh, and move on.

    i think the front picture is poor, i wouldn't look round the house if i saw that photo. Can't you put up a hanging basket or something, just to make it look a bit more cheerful?? And that fence is not attractive - can a closer up picture not be taken?

    Sorry, i feel mean slagging off your pictures, but i'm assuming you want constructive advice, which is what I'm trying to give.

    I spent 8 months living in a house with only 3 viewings and no feedback, so i know what it's like x
    saving up another deposit as we've lost all our equity.
    We're 29% of the way there...

    The main picture gives the impression that a pedestrian can't get to the front door. Also, without reading the description, there's three houses in a terrace - is yours the middle one? It would be good to have a picture that left the viewer in no doubt as to which is yours.

    Are the houses built on a slope? If not, there seems to be something wrong with the roofline...... also, is that a rusting downpipe on the front of the house? Can't that be given a coat of hammerite or similar....?

    Internally, you could have done more to 'dress' the house for the photos.
