Been on market since JANUARY and not had ANYONE look round!

Right I'm starting to get really fed up now.
Our house was marketed originally in January with estate agent number 1. We barely had any feedback from this estate agent except a phone call once a month just to say "No we've not had anyone interested..." which we were well aware of anyway! They then used the election as an excuse as to why nobody was looking round.
Last month we painted all our bedrooms and the front door to try to liven it up a bit. we changed estate agents to the biggest one in the area and we dropped the price by 5k. 4 weeks on and we STILL Have no interest.
I've done some research and in our village there are 40 houses listed on rightmove a similar price to ours and only 8 are STC. I am thinking that there are lots out there that aren't selling but should that mean nobody is looking round?
Compared to other houses we are the only 3 bed in the price bracket- all others are 2 bed so I think we're reasonably priced really.
Our house isn't perfect- the kitchen probably needs updating, but we have just had a new bathroom put in, had a new heating system throughout and have redecorated every room.
I'm starting to get really frustrated. When I spoke to the estate agent they just seemed so airy fairy. I was giving tHEM suggestions like should we do an open house? Do we drop the price again?!
Any advice or anything i'll be really grateful for as I'm getting really stressed out!
ohh and we're chain free surely this is something the estate agent should be pushing?!

In percentage how much is your asking price above the peak prices in 2007????
I also believe it is the price. I am a FTB and cannot believe the current asking prices. It is 10+% of 2007 peak. I am not prepared to go nowhere near that.0 -
£5k as a drop is nothing worth rushing round for.
If it hasn't had a sniff in six months, then £5k won't cut it.
What about lopping £1k/week off it until somebody makes an offer?0 -

2007 we bought the house for 115k. Since then we have spent 25k on new bathroom, new heating system etc etc. Now it is on the market for 120k I think that reflects the current housing market.

Yours appears to be the only house ever sold in your whole road. Is it the only OO house among council houses?0

Just did a search for 3 bed houses in Wakefield up to £120,000 and there are 113.
Using the map facility, there are several nearby considerably cheaper than yours.
What you paid for it and spent on it have no influence on its value.
As I said from the start, it's the price, nothing else.
