    And drop the price...

Floor plan would be helpful. Also do you have photos of the view directly outside your front and back doors? Picture 1 doesn't show how you actually access the property. Is there any parking? I know people can click on the map, and view the satellite picture but it's all about making it easy for the viewer to see what a great property it is in order to entice them to visit. Also as the backyard is mentioned it's worth having a photo - I'd want to know what it looked like.
I cannot see anywhere in the description that you have space to park elsewhere so it just looks like there is not where to park as the road doesn't look wide enough. Are you selling the deeds and permissions to that land with the house?

The 25k was all the work we had done on it, it sounds a lot but we have actually had a wall knocked down, a chimney breast taken out, every room had to be re-wired, all the electrics in the loft were dangerous, we had to have new joists in the loft, extra insulation, an alarm, the heating system wasn't just a cheap one, the bathroom suite alone cost 2k without even the cost of labour/plumbing tiling etc... each room had new radiators, extra plug sockets etc and we didn't do this cheaply, we didn't buy the house to do up but to live in and so we didn't just put in the cheapest boiler or the cheapest bathroom you see.

I am starting to get tempted by the auction idea...! Sounds like it would be less hassle but then I'd be worried that I'd lose a lot of money too?! I don't know!

And we have a baby so there is no time to be able to paint walls and what not anymore, I have no family near by to look after her so we have done the best we can to get it free from toys and baby clothes as we could.

The other estate agents valued it higher than what it is on at! And even a property which we were going to part exchange on said they'd buy it for what it's on at. I do think we will have to get the price dropped and/or consider auction maybe! That would be exciting!

What about an open house? do they work? I could try to get my family to take our baby for a weekend and really spruce it up and get a open house done maybe?

Get the baby at grannys for a weekend and decorate/tidy. Plan the open weekend for the following weekend.

The shopping trolley made me laugh!

It's been said before, but a floor plan is the only thing missing. Even if the floor plan isn't exactly to scale, it would give a potential viewer a chance to see where their furniture could go before even visiting.

"Immediate vacant possession is also available upon completion." from the description on RM.

I would expect vacant possession ALWAYS on completion so hardly an impressive comment/ inspires confidence. Unless I was buying a tenanted property.... Could be read to mean that you might move out but you might not.....

If this appears to be a stupid comment then I'll blame it on the 3 pints I've had tonight, but are lorriellah and fozzeh the same person?

It's just that this thread was started by lorriella yet at 4-16pm today fozzeh posted as if it was his/her house.

I suspect it's a couple, both with an ID, who didn't give it a 2nd thought. One probably posting from work, one from home... just turning up and the site logs them in.

Do you have subsidence? I thought the photo looked wonky from the front, just been round the back in google streetview and there's something really odd going on with your top bedroom window. (I am assuming yours is the middle one here).

You at it again, PN? Snooping around......
