    Which suggestions wouldn't you go near and why?

    Thanks will look at New Cross Gate too. As I said I'm a bit nervous of east London from what I've heard about it so would prefer to steer clear.
    From what friends have told me East London sounds very different to what I'm used to but areas in the West sound more like places where I've lived. I grew up in Chester, went to high school in Llandudno and went to uni in Huddersfield.
    My family originally came from Wimbledon so my mum is pushing for there but she isn't being realistic, I know its expensive there although I would love to live where my ancestors lived :)

    I live in Elephant and castle at the moment:

    It is scruffy, somewhat rough ( although I havent seen much evidence of it to be honest)
    It doesn't have the chi-chi bars and coffee shops of clapham/ balham/ angel)
    It is cheap for the closeness into town, I can walk to covent garden in half hour.

    New Cross Gate is good for nice, old Victorian conversions and great transport connections (new East London line, trains direct to London Bridge and a big bus garage).

    East London is good for cheaper rents than elsewhere north of the river but prices are going up... Dalston is affordable but a bit too rough for me.

    Some parts of east london are great, make no mistake about that.

    I lived in E3 for years, although that is expensive you may drop lucky, if I could afford it I would live there again no problem! transport is superb.

    I lived in leytonstone and thats very nice! Lovely, but a bit surburban, depends what you are after, leytonstone is cheap relitavely, I would recommend it without hesitation.

    Wanstead is lovely, slightly more further out on the central, as is chigwell, woodford and surrounds, again more burby though but with a nice selection of shops, eateries etc. I would live in any of these places but I love my walk into town now and am spoiled.

    Tyhe south side of E9 round victoria park is nice

    Im not mad keen on hackney but i have mates who live there and love it

    I would live in Bethnal green stepney (near tube, I used to it was fine!) Limehouse, wapping. I would live in Stratford too but Id be selective as to where as there is a lot of poor quality housing at the bottom end.

    East london is myth central. I think people have knowledge of what it was like 15 years ago and its stuck.

    I have heard that Elephant and Castle is rough, that would worry me. I'm hoping I will find an area where I'll feel safe. That flat does sound good though... I think the safe feeling is more important to me though.

    Thats because anything happening in Hackney, Newham etc is 'East London' on the news. I loved living in East London, had no problems, great transport, great parks, regents canal and Thames all on my door step.
    I felt the same before moving there and I was fine walking about at all hours.

    Although you might not be able to afford wimbledon, colliers wood isnt bad and is close by and im sure youll be able to find something in budget there!
