    Oh, I don't think I could forget about IRD homes - on the tele the other night someone mentioned that scary drink, Sunny D - well you can guess who that made me think of :)

  • good luck Walds. please google tenancy deposits and know what his responsibilty is and what your rights are. he cannot take it unless he can prove there has been reasonable wear and tear.

    if he has not made repairs he has broken his contract.

    don't anyone forget them. unfortunately there are still people about to rent from him.

  • Hello everyone - I see this thread has finally finished...... duh!
  • I also was lucky enough to rent a property and not get back a full deposit from Sunil Dhown. It's his name on the lease document, rather than a company, although I had contact with Richard at SD investments as well, amongst others.

    For full disclosure - My case is slightly different in that I accidentally didn't cancel the standing order to them - so slightly over paid. When I got some deposit back (but not all) I wrote saying that I presumed the first part to be the returned overpayment, rather than deposit as there was no remittance advice. IT should be over £900 so it's worth looking at now.

    What's clear is I got not notice with 4 weeks that the deposit wouldn't be returned in full, as per the contract.

    Left the property in August 2006 and tried half heartedly to sort this out with various people at SD investemnents for over a year and then became too busy with other matters so it kept on getting delayed.

    If I'm correct I have 6 years from the deposit not being paid back to claim through small courts ? Was wondering whether I could still try to reclaim this as the money would be more than helpful and, having googled and come across this thread, amongst others, feel a little more that I should/ can.

    The landlord on the lease Was Sunil Dhown but at an Ilford address. I have an email from Kamni confirming I should use the address on this site so would imagine that's where I claim to- EDIT: sorry can't link as a new user but site was companiesintheuk dot com company number 04926257

    The dates for filed accounts on that website seem to suggest that they've filed accounts for Jan 2011 suggesting the company is still active.
    BUT they don't match the companies house website dates - (again can't link as new user)

    Interesting I have emails saying that Richard Elby had left the company- "as you are aware Richard Elby has left things in quite a mess" - perhaps to start up IRD?

    I would greatly appreciate any thoughts and experiences that people have as I suspect there are people on here that know a lot more about the process than I do.

    sue for your money back thro' county court small claims procedure. Talk to them. I've found them helpful in the past. good luck.
