  • There is absolutely no advantage for the Landlord in not taking a deposit. Costs for damage would have to be recovered through court, assuming an inventory was taken.

    There is a hat full of benefits for the Tenant in there not being a deposit and no inventory. They could pretty much treat the place how they liked and walk away with no problems.

    In short, not taking a deposit is rather silly unless the Landlord has no intention in maintaining the property from Tenancy to Tenancy.

    I'm sure our hero, Sunil Dhown of IRD Homes, has a plan though. He seems extremely proficient in Landlording.

    Does anyone feel a bit of affection for Sunil Dhown and IRD Homes? He has been part of our lives for almost a week now. His smiley little face (:)), his amazing business acumen and obvious talents in litigation are hard not to love.

    I'm sure all their Tenants feel the same, as the OP presumably does.

    He truly is a King amongst [STRIKE]turds[/STRIKE] men.

    I am staggered that in all this week that these characters have been part of our life, I still know nothing of
    MRS DHOWN
    KAROLINA
    and the whereabouts of Richard ELBY not really known, has he changed his name or departed to monaco or brazil?
    Is he hiding out in a luxury magnolia box somewhere in finsbury park overlooking a major arterial crossroads?

    Why are IRD homes seemingly not registered at companies house?

    Maybe Im wrong there, I often am :D

    I think we are both in agreement that the landlord could lose out by not taking a deposit

    After all, how can they deduct?

    I wonder how IRD homes manage to maintain their properties to such a high standard, especially bearing in mind the churn of student tenants who can only afford to live there for 6 months before the rent is ramped up to levels that they cant afford ( allegedly of course)

    Landlords such as SUNHIL/ SUNNY/ SUNIL DHOWN must have a superb relationship with their tenants. Many student tenants when I was at university smashed their places to bits and had parties wrecking the joint etc. Certainly a lot more than the usual wear and tear of others.

    Especially these newbuild FLATS/ APARTMENTS/ HOMES that will show a scratch, grubby mark, smear, damage the minute you glance around the place.

    Maybe the tenants of Sunny/Sunhil/ Sunil DHOWN and RICHARD EBLY IRD HOMES love IRD homes so much that there is not so much as a scratch on the laminate flooring from a rogue stilleto shoe! Praise indeed!!

    Thats the only reasoning I can possibly think of for not taking a deposit!?!

    Not at all that it costs money and time to register deposits
    that if they dont register the risk could be 3x
    that it draws attention to this company
    or a host of other reasons that certainly dont apply to such a wonderful company with a responsible approach to lettings in GLASGOW EDINBURGH TWICKENHAM KINGSTON CARDIFF FINSBURY PARK
