I'd imagine if Sunil Dhown and IRD Homes attempted to go to court for his 'distress' he would have roundly lost as the original post was based on provable facts. The OP probably didn't want to deal with them any more so the retraction was the easier route (and the most entertaining and damaging for Sunil Dhown and IRD Homes).0

Being the letting agents/ property management agents / landlord agents / property marketers / inventory specialists (maybe, I don't know if they do this? But I'll bet if they did they would take the same pride in the work as they do with all other work they do) that they ( IRD ) must be, I am sure there is no mention of 'bog-standard' apartments in their literature.0 -

I notice IRD Homes are making a big thing about not requiring a deposit. Obviously I can see the advantage for someone wanting to move in but where would be the advantage for a landlord?
The reason many landlords dont take deposits is so that they dont have to do inventories, dont have to mark fair wear and tear.
Thats a dis-benefit for the tenant at the start, if you think about it.
Yes, as clutton says, a pain the rear to have to prove deductables, oh what a hassle it is these days when you cant just keep the deposit like you used to. Not that that ever happened at SD Investments, Im sure that was a mistake!:beer: Well aint funny how its the little things in life that mean the most? its a definite Benefit to the tenant if there is no inventory... no proof of condition on entry therefore no deductions on leaving.....0 -
Does anyone feel a bit of affection for Sunil Dhown and IRD Homes? He has been part of our lives for almost a week now. His smiley little face (:)), his amazing business acumen and obvious talents in litigation are hard not to love.
I'm sure all their Tenants feel the same, as the OP presumably does.

Yes but it can also mean that damage isnt picked up on, and then if one is to move in and notice a faulty Front door lock for example then the landlord COULD suggest that the incoming tenant has broken it.
Last rental I took there was a world of carp under the stairs that the LL wouldnt remove. There was a rodent in a box :eek:and lots of other suspect stuff
But yes, from a moneysaving POV it can be a a benefit for the tenant. Especially as they dont have to pay for a "check out"
