FTB - Offer accepted - what next - read to page 30 before posting - lol

    Finally documents promised by solicitor last Friday arrived this morning (after I chased them up on Thursday .. staff on holiday. balh blah)
    Received :-
    *sellers property information form, Fixtures Fittings and contents form as completed by the sellers.
    * instructions from lender to solicitor (ie thing that have to be in place before they will release the funds)
    * copy of the title plan from the land registery
    * confirmation the property is leasehold (pay £3.50 ground rent)

    One of the letters also states that I'll be asked to sign the lenders agreement form when she's ready, so I'm going to have to chase this up.

    Theres a couple of things I need to clear up ..
    * Haven't received sellers leasehold information form
    * would I be able to purchase the freehold?
    * Need to have building insurance in place.. but when should I start looking as we've not agreed on an exchange date.

    I didn't ask for planning, environment and water. I'm assuming the rest have been completed (or are close to being completed) having received a copy of the title plan from the land registery.

    Just been looking at building only insurance and have been quoted £96 by esure, with quidco offering £70 cashback till 30th September that could workout at £26 !!! ... is it worth taking the gamble ?
  • Mortgage offered this morning and paper work on way, searches etc have begun and sol is expecting completion around 4th Oct, that's less then 2 weeks :eek: :D

    Are you exchanging and completing on the same day?

    We're planning (in my head anyway ;)) to exchange in the first week of November and then complete in the third week. This means that we have a 2 week overlap in our rental property to get walls painted and floors laid. It also mean that we don't pay any penalty on withdrawing our deposit from the bank. :money:

    Snap! We're planning to spend a week painting, cleaning carpets etc before we actually move in. We went round yesterday to take some measurements - well it was more for a nosey.

  • I'm jealous!!! *stamps foot with impatience* We had the mortages offer and surveys done 2 weeks ago, and nothing since! I've been chasing the solicitors but nothing is moving. It's very frustrating as I'd like to complete before the end of October but it all seems to be out of my hands now :(

    Well after all my chasing and chasing, the Homebuyer's Report landed on the mat this morning, and I almost wish it hadn't.

    I know that it has some pretty standard things like getting electrician, CORGI technicians in / copies of guarantees etc, but could someone give us some advise on the following:

    Chimneys - need to get builder in to inspect the stacks at close quarters - what does this mean (we don't plan on using the any open fires so is this necessary ?

    Walls - brickwork above the patio to rear has become loose and requires repointing / rebedding - again what does this mean ?

    Timber Defects - no evidence of wood-boring insect infestation but in their opinion there is high probability when hidden timbers are exposed. I appreciate that this is probably pretty standard, but any idea what would it cost to have our house inspected ?

    Any advise would be greately appreciated.
