  • Update from me........

Received and sent back all the solicitor stuff that they wanted yesterday along with a cheque to sit on the account.

Also got a letter from the EA to confirm the sale and give an estimated completion date of 3rd November.

Not heard back about anything to do with the mortgage yet but hopefully the broker will let me know by tomorrow.
  • Finding out about costs has been a real financial punch in the gut. First quote from a conveyancer was £3006. Have managed to find another quote for closer to £2450, which is a little more like it, and should leave me able to afford some of the more vital kitchen appliances...

It's a good job I already own a sofa and a bed. Maybe I'll be able to afford a table in a couple of years... ;)
Finally a happy home (and mortgage) owner...
  • On reading a lot of these posts I can see that some people have left actually applying for a full mortgage until sometime after their offer was accepted.

Is this normal? We filled in all the forms on the day our offer was accepted and then they were posted out after the weekend.

We wanted to get the mortgage offer and get the valuation and survey done before we get the solicitor to start with searches etc. Is everyone else doing the searches first?

    Just curious really.

    Hiya

The way I see it, and I am by no means knowledgeable in these things but the only thing that we as purchasers have direct control of (in conjunction with our broker) is getting our mortgage offer on the table. After that we personally cannot do too much, it will be up the solicotors to sort out the searches / contracts / queries etc.

However, we did not want to delay getting the searches done so we instructed our solicitors as soon as we got their quote.

As it stands, I still don't have our mortgage offer. My employment reference has got lost in the post between my branch and my head office, so have asked our broker to ask the BS to fax it so that they have do the reference. Apparantely only when that is done, will they survey take place.

    It is so frustrating.

BTW we haven't actually had anything back from our solicitor that is specifically related to the property we are purchasing, although we did get quite a few documents giving us useful information and we had to fill in quite a few questionnaires.

If I was you I would instruct the solicitor, but I understand where you are coming from in wanting to wait.
  • I'm in too!

    Offer accepted Friday.
    Mortgage application done yesterday.
    Solicitor already appointed.

Vendor was renting the property out previously - want me to complete in 3 weeks

It's my race all the way LOL.

I too made sure our mortgage application was done within a few days of having our offer accepted as I wasnted to gert things moving quickly & prove we were serious about buying the property.

What stage are you up to at the moment?

I'm chasing our broker as we've heard nothing about our mortgage yet which means that we don't know if/when a valuation and Home Buyers survey is being done. I feel like we're in complete limbo!

    Well well well

    A tiny bit of progress.

My HO have finally received my employment reference from the BS (I posted it to them on Saturday) and they have completed it and were supposedly sending it by special delivery today, so hopefully BS gets it tomorrow and them full steam ahead for the survey.

The mountain is climed by taking little steps
