anyone heard of investment property group they say they have a buyer for my house

    Why - you are agreeing to sell it below market value via IPG, why wouldn't you just price it accordingly via the estate agent?

    Be nice to hear from some of the other earlier posters with any actual experience with the company aswell

    They can make an offer at 10k below market value through an estate agent, it is up to the seller to accept or not. It makes no sense. Sorry.

    Best of luck - I am sure you are taking your own legal advice and not IPG's so providing no money is taken up front and you get the full amount on completion then the reality is you probably don't have anything lose by exploring this route

    I am however very surprised that you haven't had any interest at tens of £000's below the market price

    I am sure as I said you can see why many would be cynical

    Google "Electronic Commerce (EC Directive) Regulations 2002" if you wish to obtain details but basically:-
    Minimum information to be provided

    Service providers, whether involved in e-commerce or not, should provide the following minimum information, which must be easily, directly and permanently accessible:
    • The name of the service provider must be given somewhere easily accessible on the site. This might differ from the trading name and any such difference should be explained – e.g. "XYZ.com is the trading name of XYZ Enterprises Limited."
    • The email address of the service provider must be given. It is not sufficient to include a 'contact us' form without also providing an email address.

    • If the business is a member of a trade or professional association, membership details, including any registration number, should be provided.
    • If the business has a VAT number, it should be stated – even if the website is not being used for e-commerce transactions.
    • Prices on the website must be clear and unambiguous. Also, state whether prices are inclusive of tax and delivery costs.
    • Finally, do not forget the Distance Selling Regulations which contain other information requirements for on-line businesses that sell to consumers (B2C, as opposed to B2B, sales). For details of these requirements, see our article, The Distance Selling Regulations - An Overview.

    Considering that you have not yet seen the contract and so don't know what fees are payable and when... yes you do sound like a supporter of the company.

    Bearing in mind that your version of how they operate is very different to the OP's "upfront fixed fee of £1200 for sale to happen" something doesn't add up here - are you sure it's the same company the OP mentioned?
