    Just to add to this, we had our offer accepted on the 26th February 2010. No chain either side and we were hoping for a 6 week exchange. We get our keys tomorrow :T Apparently that time frame is usual (says the estate agent). My friend also no chain involved, had hers accepted 2 weeks before us and she moved in about 2 weeks ago :) So 12 weeks in both cases! (disappointing though when you think you might be all done within 2 months!)

    I got my hands on the flood report for my property and it turns out that the problem was a 1 in 1000 year chance of pluvial flooding from the drains on a nearby main road clogging during heavy rain and the whole road and nearby roads flooding as a result. As far as I know, insurers are ok so long as you are better than a 1 in 75 year chance so I should be fine with 1 in 1000. Yay!!

    do you know how long 'imminently' is? We have had our survey back and that was fine and the estate agent said they would send the formal mortgage offer to the solicitor, I have no idea what else is left to do or how long it is going to take! How long do searches normally take?

    Great to see everyone's situations are moving along anyway!:D

    17/05/10 - offer accepted
    19/05/10 - mortgage application in, solicitor instructed,
    21/05/10 - survey done and recieved the memorandum of sale from the estate agents
    24/05/10 - Valuation recieved, no problems.
    26/05/10 - Mortgage offer recieved

    I am hoping I will hear re my mortgage offer on Tuesday... Survey being done tomorrow and IFA is back from his holiday on Tuesday, so hoping all ok! However I am anticipating in his absence they probably sent him queries - for example my credit report hasn't updated this month to show my credit card is now clear, so they will probably query my claim that it is clear... In fact my credit report says I am using 62% of my credit, when in fact everything is clear and I am using 0%!

    I really hate the waiting - I am stressed out!

    Sharon my credit report hasn't been updated since April re credit card balance and I submitted a balance of 0 on my app when in April I had £200 and this wasn't queried at all so don't sweat it!

    Thanks wessexw - that makes me feel a bit better! My only worry is my credit card balance was £2,500 in April (I paid off a lot with savings soon after that statement update, and then cleared the rest this week), so they are more likely to think it is suspicious that it went down so quickly and query it! Hopefully not though - fingers crossed! :)
