    Hi All :wave: looks like you are all proceeding well with your purchases. I'd like to add myself so that I can keep track on what's happening for me against your details, if that's ok.

    19/5 - Accepted offer on my house:T
    21/5 - Our offer accepted on new house!!:j
    Solicitor Instructed.
    MIP agreed.
    22/5 - Papers received from my ea for offer memorandum and sale instructions.
    Papers received from other ea for buying instructions.

    Tried to ring my bank to complete application for MIP but they are closed on Sundays!! What's that all about! :( Will have to ring as soon as I get home from work tomorrow as they are only open 9 - 6 and I don't get home til nearly 5 and don't think the head teacher at my school (where I work) would appreciate me making an hour long phone call during school hours!

    Not sure who you were but someone mentioned their sellers have offered them a fridge/freezer for £75 and not sure what to do. Why don't you ask to make an appointment to measure windows, or similar and have a quick look at the fridge freezer whilst there, then if you want it say yes or even offer something a bit lower.
    Will keep upto date with everyones purchases, good luck and I will update my details as things happen.

    I had the valuation last week and the report has gone back to the underwriters, I should hear back from the lenders the middle of this week or so with the verdict.

    Also had environmental and planning searches sent to me by the solicitor, plannig is all ok, environmental stated a flood risk but wouldn't say exactly what that risk is without me paying more money. I'm pretty sure that it's a very small river a few streets which is extremely unlikely to flood badly enough to reach my property. I guess the search just sees a river in the neighbourhood as states 'flood risk' as a coverall without looking to much in to the specifics? Or am I assuming too much with that :S

    May wish to run an insurance quote to see how it affects any premiums. The insurers may have it as a higher risk wehich will mean more ££?

    Good point Sunshine, it's a leasehold property though so I guess the insurance is the freeholders responsibility.

    Ummm ... not necessarily!
    You as the property owner will be responsible for the buildings insurance - unless it's a flat?

    Yes it's a flat, I'd probably want to check out the contents insurance though on thinking about it, a flood is far more likely to ruin my carpets and furniture rather than bringing the walls down!

    Just looked the the environmental agency website and the road my property is on isn't listed as a flood risk at all, the river I thought was probably the problem doesn't show up as any sort of flood risk on their site at all but there is another river maybe about half a mile away which is a slight risk but the extent of that rivers flood plain is well away from my property. Think I'll have to do more digging in to this flood risk - am a bit worried now!

    thought i would join this thread, didn't think i would still be around, but still am, so i thought i wouls share my story or saga as it is becoming;


    23/03 - Offer accepted.
    27/03 - Contacted by solicitor we are using for our sale, she is going to act on both my sale and purchase
    28/03 - Mortgage Application made and accepted with Halifax.
    31/03 – Surveyor visits and does valuation and homebuyers report.
    02/04 - survey comes back, some investigations required (asbestos & electric)
    05/04 - Solicitor receives mortgage offer.

    07/04 – electric and asbestos surveys done, (3k for eclectics 500 for asbestos)
    08/04 – Ask vendor to contribute to costs – after 2 weeks of pondering vendor says no
    22/04 – we instruct solicitor that we will pay and to move onto next phase
    22/04 – solicitors advises vendor has not returned any paperwork
    23/04 – we contact vendor and find out that ex-husband won’t sign – they need to see their divorce lawyer
    04/05 – vendors finally go to their divorce solicitors and agree to sign paperwork
    06/05 – fixtures and fittings and other paperwork received
    07/05 – solicitor raises enquiry about missing paperwork and HIP
    10/05 – Vendor says not doing a HIP as a private sale (it isn’t)
    17/05 – I contact my solicitor and ask if I can pay for the HIP to move things along – awaiting a response
    18/05 – emailed solicitor to see if things are progressing and if we can exchange on the 04 June – awaiting a response
    24/05 – still no response to enquiries


    Also to add to this my buyer has been waiting since the 18 Feb..........he is patient but i'm sure this is doing his head in as well!

    8000/10,200 done 28 April (started jan 1 2010)
    Lose 2 stone/ -5/23 to go
    Sell our house and buy another one

    further updates!

    17/05/10 - offer accepted
    19/05/10 - mortgage application in, solicitor instructed,
    21/05/10 - survey done and recieved the memorandum of sale from the estate agents
    24/05/10 - Valuation recieved, no problems.

    Have also been told our 'case' has been agreed and details will be sent to the solicitors so he can arrange the money tranfers etc. Does this mean our mortgage has been agreed? (the mortgage provider left an answer phone msg in case you were wondering why I didnt ask them!)

    Well, I have finally received the formal mortgage offer. Solicitor is still waiting for results of searches but expects these to be back imminently :)
    It just seems to be dragging now ....
