Thanks, ours was the 29th April. So you seem to be going along a lot quicker than us. Saying thats having checked its only been just under 7 weeks, but seems a lot longer, the sellers suggested an 8 week turnaround (but I'm not sure if that was to exchange or completion).

, does anyone know how long it will be before we transfer the deposit and get the keys?
It could be days, it could be months. On my last purchase I think it was about a week between handing over deposit (and signing contract) and actually exchanging contracts, then another week or two to completion.
On my current purchase I'm expecting several weeks between exchange and completion, and getting to exchange is becoming a challenge - my solicitor says everything is done from our perspective, but we're still waiting for answers to enquiries that were raised in mid-May!
Just been chasing vendors directly as we exchanged contact details for precisely this sort of reason.
All you can do is ask EA and solicitor for estimates of timescales, but I'd take what they say with a pinch of salt - there's nothing sure in this property game...0 -

Well I had some bad news in the post when I got home today
The property I'm buying is leasehold, the freeholder is the local council. My solicitor had put in a request to find out what work the council intend doing to the property and got the result back today - they intend replacing windows, doors, fascia etc in about 3 years to the tune of £25k!!!! :eek:. My solicitor has gone back to get a detailed breakdown of this as it's a crazy price but I have a really bad feeling
I had intended to do some of the windows and door myself anyway but not all of them.

My offer was accepted on 11th June (last week lol). Already got accepted for mortgage, had to change solicitor once (as were struck off mortgage company register), homebuyer survey being completed today.. and my 3.99% 5 year fixed rate has been reserved for me.
I know the 3.99% fix is going to go up to 4.19% tomorrow so even if stamp duty goes back to normal i guess i will have to absorb it.0 -
I now have an exchange date of this Monday, and completion date of 30th June. Yay! Fingers crossed it all goes smoothly... Should receive draft contract in next couple of days.0

Solicitor has now received the answers to the final questions and it looks good.
