    This would only impact on the life of the tenant - not the landlady, i cannot imagine EL wanting to do that - but i take your point about assets.

    Does she have a car ? There's an assets the bailiffs could seize which might really annoy her.

    Wow eagerlearner this has certainly gone on for a long time, I know Ive followed this thread from more or less the beginning and it seems ages since the first page or two!

    Thanks all - bleary eyed start for me as last night I had an epiphany that I wanted to share with you before going to work so I can read your responses later - what IF - this is all a con?

    Let me explain:

    I was talking to Mr EL last night and we find it too convenient that she has left message with the newsagents at ex-property that she is 'moving soon'/'has moved' or whatever, and also that she has told the letting agents this. 2 people (my mate in the financial industry) and IrishJohn have advised me her new flat is 1 bedroom, which seems suspiciously like somewhere she would rent out, not LIVE in - she's not the 1-bedroom type.

    We are wondering if this is a ploy to get us sniffing up another avenue - maybe she does still live at the other address as some of you have suggested.

    I wonder whether the clerk-from-hades was in fact a secret helper, aimed at preventing us from changing that address on file yesterday.

    I am hoping that we can still investigate the last address, and see whether there is still financial activity there, because supposedly she has already 'moved' to said new address by now so there should be no credit cards, bank acc etc registered at old address.

    We should be able to verify within the next 4 weeks or so if she HAS actually moved. If so, then we will change the date with the court - as there are 6 years to chase her up on, this is safer to lay in wait, right?

    One little correction - its a leasehold terrace house which seems to have been sold last in May 2004 for £133K - it could be where she lives - don't overestimate her desire to live in grand surroundings just because she owns and rents out houses.

    I checked out the land registry site at home last night - you can pay £3 to get a copy of the title register for that property

    I'd document stuff like this - the fact you suspect it's a 1-bed rental property and she's trying to avoid you, and add to court file - makes charigng order for low amount more likely as indicates the property easier to pin down than her. The old send a registered letter to the new address? I would pursue the letting agents via ARLA as they must have her bank details, I still like the writing to all the tenants indicating they don't have a valid AST address, perhaps contact private-sector tenancy liason office at local council - any properties HMOs or Housing benefit if so council must have her contact details.... or else she;s lying on certificates.

    Hi EL, hope you are a bit more energised now .....

    have just had a long chat with a Licensed Private Investigator i know (who works in Somerset unfortunately) and told him the sorry tale.

    Basically, every penny it costs you to recover this money, can be added onto the claim.

    He says that the fastest and cheapest way is to employ a licensed PI who, because he is licensed, has access to Experian and Equifax and the full electoral roll, and can also access databases which you and i cannot. He can find her where we cannot. His fees can be added onto the claim quite legitimately.

    A PI's fees will very probably bring the total claim to over £1000 in which case, as a last resort, you could apply to have her made bankrupt.

    He said if you do decide to do this, don't go for one of the biggest adverts in Yellow pages, as they are often "sales companies" who employ the likes of my friend for half of what they charge you for acting as intermediary.


    He also suggested that this woman may be hiding using her maiden name or married name, when most of her other interests/assets are registered in the other name - if you see what i mean.

    If i were you i would send a registered letter first, and then sit in a friends car as see who opens the door when the postman knocks.
