  • Does anyone know what the maximum fine/costs etc a small claim court can hand out? I for one would love EL to be awarded the maximum if she gets a judge who understands what a total @rse this LL has been?

    judges can choose to award costs or not - ie the amount of expenses EL has actually incurred. Sadly there is no "fining" for bad behaviour - we all wish there was !! I spoke to EL this morning, and she sounded fine, calm, and well prepared, and i suggested she spend the morning doing something which is as far away from the court case as possible - she has done everything right, we all know that, and its now in the lap of the court.

    The court does indeed start at 2pm but you never know if you are on first, second or last - so we are all on tenter hooks until an unknown time !

    finger nails bitten down to the quick anyone ???

    if they dont find in her favour today i really will have lost all faith in the courts - they HAVE to see through this idiot ex LL right?

    I've been quietly following this thread, and wow, the things I've learned. (And as a private renter, the worrying things!)

    And now, the end is (potentially) in sight - and they announce an overnight forum shutdown!!!!!:eek: What about the victory party?

    Some folks appear to be just high on power. Flat next to mine is "managed" by the Uncle of the owner who now lives in Spain. He was a real sweetheart of a neighbour but his uncle is awful... I used to be one of the directors of our residents association and he made life as awkward for us as poss, and doubly more so for his tenants.
    He loves lording it over the folks who live there at the moment and denies them even the use of the garage and driveway that makes our flats a good catch!

    Interestingly enough there are 3 flats in our block currently let (mine will make 4).
    The Land-lords are both nightmares and every one of their tenants have despaired to us at one time or another about them.
    The other landlady does a the main management herself and just uses the letting agents for tenant find, contract and rent collection.
    Her advice... maintain the property as you would your own home... it's your investment after all...
    Be reasonable and treat your tenants as you would like to be treated yourself... in the main, most people will respond in kind..
    And my final thought... what goes around tends to come around... fingers crossed it comes around BIG-TIME for Evil LL!

    I'm on tenterhooks now. I am so nervous for her, can't imagine how she must be feeling. Just hope that it's short and sweet and judge rules in her favour although I suspect the saga may well continue until the money is in EL's hands not LL's.
