They're a business making money, and they're accepting advertising. It isn't up to the advertiser to ensure the property is legal, it is up to the person who is offering it (they know they're breaking the law), and also the person renting it, to ensure it is above board (which most people think pleading ignorance is the way to go).

I'm pretty sure that most of the places on the website that BA are linking to are illegal, but they're not actually offering them on their website. There may be some money changing hands. There are a few legal apartments, but they're few and far between.

The BIS website on nyc gov is a good place to start and search, but you do need a full address. Normally, if they're operating illegally, you won't have any sniff of a full address.

Well, a good TA rating isn't always the best thing.
Location IMO is more important than what other people think. NYMA is a good hotel, but the location of the Ramada is somewhere I'd prefer. Have you seen how much the King & Grove Manhattan is coming up at?

Seton - never heard of it. I think it's renamed, from something else. Google reviews are average at best, some really bad ones, some average ones, some obviously fake - oh my god it is all perfect... :/

Hi I have been lurking on this thread for a couple of days and been picking up some brilliant tips. I am off to NYC in October with a couple of friends. We've already booked our flights but have not booked accommodation yet. I've noticed mention of illegal rentals and I am now a bit concerned. How do we know if a rental is illegal or not?

If you're booking a hotel, there is a good chance it is legal, but there are still a number of illegal hotels that operate, however, these are of the lower quality kind.

If it is an apartment rental, there is a very very high chance it is illegal. Not many are legal, and also there are so many scams around on some websites too. Bait & Switch is a common tactic too. It's just too risky IMO.

Best thing to do, post it here, I'll check, and you'll have peace of mind.

Totally undecided now on Manhatten, LIC or Brooklyn.... I'm going backwards not forwards. On a positive note, two LIC hotels have come back to me and offered a 10% discount off their best price
