Ms_london I think it's true that people will lend you more if you have more of a deposit, but the threshold for ANY kind of decent mortgage seems to be a 10% deposit, so my plan is to save up to £12.5k for the deposit, then keep saving for costs, and if it gets to the point where I've saved ENOUGH for costs and still haven't bought anywhere, I'll start adding to the deposit fund again. I shouldn't really get a mortgage for more than £112-115k anyway or my monthly outgoings might become crippling.

Somehow I think bean's teasing us. On the first scan it bounced around so much it took ages to get a reading. On this second scan we got a little wave, a wiggle of the feet, a cord in the way of the essentials and it was in a difficult position.
I think its got its dad's sense of humour. At the moment I'm assuming its a girl, but I do know nothing is certain until the little pain in the proverbials starts to scream.Baby Year 1: Oh dear...on the move

AussieLass - trust me when I say my "hooters" are paler than pale, they do not get aired outside ever, not even by an open window. The world - though it doesn't know it - is most thankful. My hooter, as in conk, is a nice shade of pre-peel red after yesterday evening's walk.
These differences in English can cause some unintentional giggles...eg I didn't know that "gaffe" in Australia is something different to what we think it is. I got a bit of a funny look that day I can tell ya!
BargainRzl...ooo you are getting yourself all excited big time looking at properties. I must admit I do that a lot as well - I'm looking for a flat in Brighton with a south facing garden and two bedrooms and a long lease and near the sea front and in good condition - don't want much do I? When I first bought I got the max mortgage I could possibly get (then 3 x salary) and bought the only thing I could afford - a flat over a shop on a v.busy street. It was probably one of the wisest things I have done in my thirtysomething years even though I actually hated that flat with a vengence by the time I left. Don't worry if you spot something that looks "perfect" but you aren't quite ready - another one WILL come along. What you're doing now is good homework. You could tempt yourself even further and go and have a look at a few as the descriptions and pictures on the internet can be quite misleading. It's good to figure out what to ask and what to look for as well so that when you're seriously looking you don't miss anything. Apolgies to anyone who's going "tut" at this suggestion - I know it's a waste of time for the vendor, I've been on the receiving end of it too, but worse things happen at sea...
I was going to go walkies this evening but it's threatening rain and thunder, so think I'll crack on with a bit of Flyladying (please don't tell Mogs as I might not achieve very much and I don't want to get her hopes up too much).

Bargain Rzl - that flat looks lovely, im sure you will find something once you are ready!!! Have you read the thread on the mortgage free wanabe site about mortgage pigs? Ive got one now for any spare change and extra money(!!!???) i might have. Its my new favourite thing (my pig is called Pork chop!!) and ive managed to make quite a few extra payments into my mortgage now. A friend of mine is doing the same thing, but saving for a holiday, so could be an idea for you moving/appliance expenses!!!!
Rchdapp - so glad the scan went ok, maybe bean will be in the right position in 3 weeks time!!! I remember with my first scan with DS, one of his arms looked like it was waving and i got all excited!!!

Funny old day here, ive been wishing for all that lovely hot sun everybody seem to be having, as down here weve had quite a lot of cloud, a bit of a breeze and the odd drop of rain. There has been a little bit of sun, but nothing much. Mind you, it did mean we had a nice walk to school and back without getting hot and sweaty!
Made a lovely shepherds pie for dinner, DS loved it, DD refused to eat it, she is such a finiky little thing, i do wonder what to feed her, if she had her way she would live on spaghetti bolognesse!!!!
Well, off to unload and then reload the DW, and then a nice bubble bath and a book (reading Shopaholic at the moment) i think!!!!
