Mollypops you ask how they get telephone numbers - I can only speak about myself - my house has been listed on a number of free sites - houseladder and tepilo etc and my mobile was on it so they used to bombard me either in morning or evenings just as I was about to eat. Had Michael Rolls softened his particularly aggressive approach I could have been tempted too
Don't beat yourself up - these are smooth operators. Whilst I didn't go for this one I have been a victim of another scam and am still trying to get my money back via credit card. Hindsight is a very precise science
These people know which buttons to press particularly in the property market as none of us are probably selling for the sheer joy of it - we want to and/or need to for a whole variety of reasons. These people exploit those needs shamelessly0 -
Thanks, my house is only advertised with the local agent and we are ex directory so unless the local agent gave them my number (v doubtful), I am not sure how they got it! Anyway thats me just wondering???

I went through with these people, put down my 1% and was told my house would be sold within a month and would receive my 10% of the 1% I put down in 14 days. After this it all went down hill. They keep pushing the date forward of when the sell will complete, although I told them from the start I am urgent to sell my house and only agreed because they told me it would def. be sold in no more than a month. Of course after the fact that I pay them they tell me that the seller (a property buyer who buys a lot of properties) decided to use the 120 days option instead of buying the house at the agreed date. Not only that, but they keep on making excuses to not pay me my 10%. First they told me I would receive it after 14 days of putting down my 1%, and then they tell me I would receive the check on the 16th (yesterday), when I didn't receive the check I called them and they said they had sent it out on the 8th. If that were the case it should have been here by now. I have never had any trouble of getting mail to my house, and especially not important checks. These people are 100% bonafide scammers. They just keep giving me the run around, and never come through with anything they say! I am so angry I don't even know what to do. I am not a rich woman, and don't have money to throw around. I wish I would have found this forum before I paid the 1%. I feel so stupid for falling for their lies. They seemed legit and professional when I first got intouch with them and was certain my house would be sold in a month to the buyer. Like a few others who have posted, the surveyer came around and looked at my house, not taking photos like I have had REAL surveyers do in the past. He just came in for about 2 minutes, had a look around and left. Syh4f had a "buyer" for my house immediately, yet it is strange that this supposed buyer did not even want to see my house before buying it. I only agreed to use this company because they were positive my home would be sold in a months time. I thought it would be quicker than going to an estate agent to sell my house, so I decided it would be worth having to pay the 1% for having it sold so quickly. Now it's been nothing but hassle and lies.
I have the "buyers name" and his solicitors info but I honestly don't think there is a buyer. I think they make this up for everyone they scam. They probably have an inside guy who pretends to be a buyer or worst they just make it all up. I am just hoping and praying they will pull through, do as they say, and sell my house aswell as give me my 1% back, but I am sure this is just wishful thinking.
From what I have read no one seems to have a REAL success story about SYH4F. I am sure the scammers at sell your house 4 free know of this thread anyway and are likely to try to make up stories of successs, but I'm not going to believe it until I see my 1% aswell as my home sold!!! All and all I say don't bother with these people. They will just hassle you, give you lame excuses, and waste your time AND MONEY.0 -
an update for the forum - SYH4F did refund my 1% but I cancelled before signing anything or before receiving any service. I am now watching with interest as friends are further on and awaiting completion date - I do hope for them and everyone else that it all goes well. Time will tell- am I too sceptical or will there be a success story? Hopefully someone out there will let us know.0

My final update – thank god!
I am making this post to inform everyone that I have finally received a full refund of the initial fee paid to SYH4F on the basis that the sale did not proceed in accordance with their “Contract”. I hope that everyone else in a similar predicament is as “lucky” as me – although I don’t believe that “luck” had anything to do with it more so perseverance
Even though I have received a full refund after 4 months of stress, I refuse to commend this company in any way shape or form, as I have never dealt with such unprofessional, rude, obnoxious individuals in all of my working life. It may be that they are a new company and are finding their feet but I refuse to believe this as Property Solutions have been an ongoing entity for some time and this statement imho is a feeble excuse.
I would advise everyone who has problems with them to bombard them with all the calls, e-mails and letters you can muster DO NOT give up. Failing that see a Solicitor and get some proper legal advice. Most Solicitors do a free Saturday morning clinic.
Also, don’t listen to the negative comments being posted by a certain individual, who has decided to hijack this topic when they appear to have had no experience with this particular company whatsoever. I may be a “newbie” but have managed to obtain a refund in my own way and without recourse to legal action and I am more then prepared to assist people as much as I am able to. That certain person, I feel, needs to get themselves a life instead of spending practically most of their free time on here trying to bring people down with their ramblings when victims of SYH4F are already feeling down about being duped out of their hard earned cash. I have read some of the other posts made on this site by this individual and it is clear that this is merely a hobby to them. It’s not big and it certainly isn’t clever.
I would also like to add that I didn’t hide my identity on this forum on purpose as I knew for a fact that SYH4F staff were reading our posts. I also didn’t feel the need to hide my identity as nothing I have stated on here is untrue. I trust this clarifies a previous statement made by the said individual.

I was just trying to share some good news.
Like you I worked hard for a refund supported by my credit card company.
While on the subject of support Trading standards have visited me and if
the matter haden't been resolved would have continued to help.
