Useful post - how would one go about doing this, without potentially dislodging more ceiling, or, worse, the whole lot?
Really easy. Get a bucket ready! Guess where the centre of the water could be resting, lowest point and push a sharp point through. As the ceiling is sodden the plaster will be soft and the point will go through easily. If it doesn't then there could be a joist or something in the way, so move an inch or two away.
Either water will pour out (into the bucket) or the leak isn't that massive and has spread gradually and the ceiling isn't in danger.
If there is mould, you could do no harm is spraying a bit of kitchen cleaner with bleach on it and wiping it down.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. There are several smaller faults which can be recorded as a fault (and if the work is repaired then the rectification work is recorded on the form,) but the installation gets an overall pass, and all the appliance can still be used safely and an engineer will still sign it off - for example "earth bonding required" is one minor fault which will not prevent a Pass as safe response - or if the pressure is low.
for more serious issues the engineer might complete a separate Warning or Advice
'Earth bonding required, may be a "minor fault" in your eyes, but an electrician will code that as 1 which is 'requires urgent attention'!
The reason I know is because I wasn't given the gas safety cert until after I moved in (illegal I know, but it was the first house I rented) and that stated "No cross-bonding".
After an 'I have a pass on the gas cert, so what do I care' approach from the LL, I spoke to the local councils private lettings, who put me through to Environmental Health, who didn't think it was minor. They told me to tell the LL to get an electrician to inspect the house or they would inspect it and then go for the landlord.
The electrician found 12 faults in the house. 7 recommended for urgent work and 5 corrective actions recommended.
As you are aware, landlords are responsible for the safety of their tenants. If there was an injury in the house due to the electics, it would be virtually impossible for a landlord to prove in court their electrics were safe without an electricians certificate. Those LLs that have been advised they have an fault, such as missing bonding and did nothing about it................. manslaughter?RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

Lots of poeple have pointed out the the LL seems to be doing his best and yet the OP continues to rave and rant.Besides if the LL has not produced the gas certificate then there are avenues to complain rather than posting on the forum.If there is an imminent risk people on this board can hardly come over and sort things out.If so much time has elapsed since the gas certificate has not turned up,why has the OP not written to the landlord yet? It is hardly likely this forum has any powers to make The LL produce the certicicate.

carolt - there is much amusement on here right now - you started off with drip from the ceiling - now in a matter of hours we have paint all peeled off and a door wont close...... its no wonder people are not taking you seriously - me included
but as someone said earlier - IF this is the huuuge job you are now making it out to be - i assume you have been on the phone to your landlord again telling him that it has got a lot worse -
or are you just waiting for the satisfaction of the ceiling coming down so that you can say "told you so" to your landlord ?
ceilings collapsing are not nice experiences, your whole house will be covered in dust and rubbish which has accumulated over decades between the floorboards - your belongings will be damaged and dirty and it will take you ages to sort things out - and that WILL play real havoc with asthma.....
or dont you care about any of that as you are not paying for this "" as we rent - phew! - luckily none of the cost of this is to be born by us?""
have you considered your families well-being if it does come down - or are you just continuing on your anti-landlord crusade come hell or high water ?
your LL is not psychic - and if this HAS got so much worse, you have a duty as a responsible tenant to inform him at the earliest opportunity - even if it is Sunday0 -

You may not have noticed, but other people on here, like silvercar, have been providing me with useful tips on how to deal with the proble, whilst waiting for the plumber. All you appear to have been doing, howeve, is mud-slinging. I posted on here for useful advice, and have received some. You have gone on and on about how lucky I am to have such a great landlord who only breaks the law in tiddly, unimportant ways, and sends a plumber round within 24 hours - then in the next breath you tell me that it will be my fault if the floor collapses, despite the fact I've bothered to start a thread to discuss what to do about it!
I've lost count of the number of posters who've told me how fortunate I am to have a plumber coming round about 5 days (if I'm lucky and he does actually turn up - he's not given me a definite day/time yet, just a 'hope') afer I first spotted the problem. Yet when I dare to suggest that if it was me I'd ring round every plumber in the book to get this dealt with sooner, I'm told I'm just making too much fuss!
You can't have it both ways - either I'm over-reacting terribly, and it's all nothing, or I actually have a problem that reasonably needs fixing urgently, and my worries are reasonable.
I personally believe the latter. You're just plain confused.0 -
