is this legal? - urgent advice wanted on plumbing when renting, please

    If I had a landlord who wasn't taking care of my house,I would sooner leave than risk my young child's life waiting for the ceiling to cave in.Anyone who has tried to get a plumber will know how difficult it is.Even with the credit crunch,they never seem to have the time.I have tenants in a flat and the flat above theirs had a leak and it took two weeks to sort it out.We all kept in touch throughout and everyone was understanding thankfully.

    You're a poor, overworked landlord, and, astonishingly, your sympathies lie with the poor, overworked landlord.

    If you were a tenant, you'd appreciate that moving your family is actually a massive upheaval; surely the best path is to be aware of the legal requirements, so you can ensure your (current) landlord meets them.

    Hence this thread, and the questions I asked, and which have now been answered, by barnaby bear and Miss Moneypenny respectively.

    I very much doubt that plumbers are so scarce that none can be found for 2 weeks, or even half a week. One of the (few) advantages of the recession must surely be that there are more tradespeople looking for work.

    Um, have you tried finding a plumber recently? We did, as our shower had broken, and none were available for ages. One even had an answerphone message saying he was booked solid for the next two months and wouldn't be available for any work until after that. Any decent plumber seemed to be on holiday or booked up.

    It took two weeks for the shower to get fixed, and that was because we gave up trying to find a plumber and managed to do it ourselves.

    I think your landlord sounds very efficient.

    P.S. I'm not a landlord either.

    Carolt stop winding yourself and everybody up.
    You are in most peoples opinion being unreasonable
    The leak in kitchen ceiling will be from the heating system and highly unlikely to fall down. If it was from the mains water then this would be a problem and would have fallen in by now.

    Who is your unexpected visitor?

    Is it someone you know, or a complete stranger?

    Pesonally, I like to be dressed when complete strangers who are male pop round. I don't think that's as unusual as you appear to think. Maybe you have open house in your PJ's to strangers. I don't, that's all. :)

    I rang the landlord who owned the flat above who said he just could not find anyone and was trying.She said if I found anyone,she would be happy to settle the bill..I rang round for plumbers and every one of them were busy.I told my tenants if they had any luck they could get the work done and give me the bill.They were very understanding about it.I am lucky to have good tenants.I know plumbers are scarce because I have had experience of it rather than making assumptions.Another problem is window cleaners.It often takes a month to find one who has time to do it. !

    Presumably depends where you live.

    Just like you,it is a complete stranger.I am scared that the roof will fall in at any minute.Me and my daughter are suffering from asthma.I have not bothered to get up and dress till late in the morning and in my pyjamas.Of course,I am furious that someone who is a complete stranger has popped in.
