i recall once having an "emergency" call that the landing ceiling had collapsed around everyone's heads and dire danger was to hand .......
turned out to be a 9"sq bit of plasterboard that had come down due to a leak in the roof - the tenant had seen the water stains on the ceiling for weeks but not thought to let me know
even tho my guys were there within 4 hours to effect a temporary repair - the tenants boyfriend still threatened to sue me ........

If you look at the last post by the OP the landlord has sorted out her problems within 24 hours.I cannot see the grounds for complaining.Note not one word of praise for the landlord for resolving the matter so quickly.0 -

I know you mean well deep down, and support us LL's who do the right thing...... Just be nice and put it across as I know you are capable of doing so. Slagging off tenants and getting personal isn't the way forward. Constructive, blunt is OK. But only on what you know, what is legal and what is fair.
