    Hi Littlemadam83,

I think that your experience at completion sounds dreadful! Asking your father to walk that distance, because they did not tell you the difference between CHAPS and BACS payments. I would not be happy if this had happened to me.

Nope, it was horrific, and felt so sorry for him, he was amazing doing that for me. I didnt go on to Arc as I knew it would not achieve anything, but posted my thoughts on here, so people can make an informed decision. CHAPS was never even mentioned to us, we thought it would be fine until the penny dropped and we had no time to sort it out.

Sad because I really rated them until the completion issue!

I have already instructed Arc for the sale and purchase. They started work on my sale a good week or so before I found my next purchase, but when the estate agent asked who I was using for the purchase and I said Arc, the woman's face dropped. Being as professional as she could she politely pointed out that Arc are notoriously slow and that I'll need to keep on to them... I just thought of course she'll say that, she wanted me to use their solicitor.
Anyway it seems she might be right. Still early days for me, but progress definitely seems to be sloooow, and today I heard that Arc are not on Abbey's panal so Abbey won't progress my mortgage application. Great. Just great. I'm sure things will get sorted, but my "sit back and wait" attitude is now turning in to "bug them every day" so that I get moved some time this year. So far I totally go along with other people's comments about poor and delayed communications... watch this space...

    Hi

Unfortunately I did not come across this website when we appointed Arc but I wish I had done so because everything posted here about their incompetance is true.

I have now opened a case with the law society as these people cannot be allowed to continue with their lack of service. The case reference is 201104601 and it would be useful for all of those who have had a grievance with this firm to contact the ombudsmen on 0300 555 0333, so that as a collective body of complainants our voice will be heard and this firm will be made to answer for its inadeqacies in customer service and hopefully no one else will have to go through what we have had to suffer.

If everyone simply ignored any legal firm unless you receive a personal and actual 'solicitor', 'legal executive' or '20 year + experienced conveyancer' start to finish, this Forum would have practically nil posts and the standard of conveyancing would be first class over night.

Even then, make sure you avoid any such firm who:

    - charges for filling in a stamp duty form
    - automatically charges for ID check, postage, porfessional indemnity insurance
    - for dealing with unregistered land
    - for acting for a lender
(ask Richard Webster for more examples)
    - fails to give you their personal email or direct tel number
    - closes for lunch or dead on 5pm

Tell 10 friends, Tweet this post, and it will happen.

If you accept less than a legal qualification - or use people who have none - then you have only yourself to blame...goes without saying.

Good luck - and whilst just my opinion, I see this as the solution day in day out.:)
My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o
  • Hi, if this is the firm in Harrogate, don't use them, honestly they are just useless. I moved recently in a no chain situation and nearly lost my sale. They never respond to you and promise 50% stamp duty to be returned and I never even got that. I ended up contacting the solicitors involved myselves as Ark were just useless.

Am surprised to see that ARC are not on Abbey/Sanander's panel. This means that another solicitor will have to be instructed to act for the lender, at your expense....

Thank you thank you thank you to everyone who has posted on this thread. I've got some quotes and was thinking of going with Arc until I didn't a search and found this thread. We're in desperate need of a very smooth buying process so thank you all of you, you've saved us so much stress and hassle as we certainly won't be going with Arc now!
  • We've been on the recieving end of this useless company!! A straight forward sale which was not part of a chain and everything in place took this company SEVEN months to complete!! On the day of first echange date the consultant caught a wake up and realised he didn't have the searches... AND it happened AGAIN on the second exchange date!! Do these guys employ monkeys? I've never ever come accross bad service like these bunch!! AVOID!!!!!!!!
  • Suppose they cheap for a reason!! Desperate for business!!

I too am in the process with them and decided to read some reviews. Mine is a two chain house now going into the 6th month with a few hicups. I wont put things into detail at this stage but will let you know if things go all go through fine and turn into happy days, if not will let you know why.
