    Great news.

How far are you going to be living from the original vendors?

Could be an awkward situation if you meet up in the local Post Office. :D

I'm really glad to hear your positive news. You must feel a huge sense of relief. As you say, some things are meant to be and this certainly seems to have worked out for the best. Good sleep tonight then? :)

I hope that this new house is better than the one before and that with the 30k you can make this other house in to your dream house.

Well the new house is about 5-6 minutes walk from the other place so there is a chance paths could cross, although I suspect that their house will be pinging on to the market before too long! (I'll post a RM link if it does). Having said that, by the time they've paid us, paid their legals and paid the EA I very much doubt that they'll be in anything other than the position they're already in, even if they did sell for considerably more than the price they agreed with us.

There were a couple of things I did want to say...

Firstly, the support from the MSE community has been absolutely fantastic and I want to send a huge THANK YOU to everyone who's offered advice and support on this. Although I've been very chirpy on this thread, I can assure you that the reality was somewhat different and many a night has been spent in tears with too many glasses of wine being consumed. It also put a huge strain on our own family and rows were rather common! I can say, hand on heart, that even when I didn't post I was reading the responses here and they absolutely kept me going and stopped me disolving into a puddle of anger, self-pity and panic.

The reason I'm coming clean about my own 'mental state' through this is as a warning to anyone else who finds this thread in the future who is in the same position - I don't want the 'front' I've presented to lead anyone to think it's not a big deal and is a breeze to sort out. I'm afraid the 'strong front' was simply there in case the vendors were reading....but the reality is that it's a terrifying situation to be in.

The wisdom I've gained from this mess has been to examine and re-examine every decision you make to be sure it's from the head, not the heart. Your solicitor will simply do what you ask them to do after they've supplied you with advice, so really it's up to you to make sure the decision is right for you and your circumstances.

I'm absolutely Grade A, gold-plated convinced that had we gone all the way to court for Specific Performance we would have won however it would have been a very long and painful journey to that outcome....if you are reading this and contemplating that journey then take into account whether your finances can support that journey, the impact of the instability on your family and own mental well being!

For us, well Mr WW had business concerns and I had family concerns. We needed our life to move on rather than be on hold for months on end. We took the tack of spending a fair amount of money on research and reports and getting our solicitor to be 'robust' with his communication to get the best possible settlement. Oddly, as a poker player in my spare time, I'd say the process was rather alike playing a good hand heads' up in a tournament.

I won't relax until we've completed on this new property (although I will admit to an hour spent in Kitchenhaus yesterday cooing over composite worktops :o) but when we do I'd be more than happy to post a 'before' and 'after' on the refurb on a new thread.

  • WOW, FANTASTIC Hope you do get the money and your plans work out. It was obviously meant to be. Been following the thread but didn't post as everyone else seems to have said it all.
Let us know how you get on please.

    FANTASTIC!

Congrats Welshwoofs, sanity has prevailed and by the sounds of it, you are up on all counts.

Would love to hear more details of what the EA thought of the vendors though!
