Well time for a biiiiiig update!
So the first big thing; we've settled with the vendors out of court. In short, our legals started applying a lot of pressure and submitted a report on estimated losses (surveyors were retained to estimate the value of that house and the value of equivalent houses in the area) if the sale were not to proceed. After much tooing and froing we agreed to a settlement of a little over £30k
Whilst all that was going on a little piece of serendipity occurred in the form of a deceased estate which we learnt about via my Grandmother whose friend was moving into sheltered accommodation after the loss of her husband. The property is in the best location in town, wonderful amount of space but does need a complete refurb (rewiring, some structural stuff, new kitchen/bathroom, central heating etc). The old lady decided not to put the house on the open market and accepted our offer instead. The settlement from the first vendors should cover 80% of the work needing done. A really odd coincidence is that the house was built by my Grandfather's family building firm, so I have to admit there's a bit of a feeling that it was meant to be.
As for the original vendors.... well the local Estate Agent don't want to deal with them anymore (I presume they're still chasing their fee) and have told us they were the most difficult people they've ever dealt with.
So it looks like it may all be working out well and I've got everything possible to cross, crossed. I'll be back to this thread 'woo hooing' the day we complete.“Don't do it!
