    I found our perfect house the other day, it's been on the market for 12 months but in an area I hadn't looked at yet, only to call and find it's just sold :rotfl:

    When I sold my house I dropped my price by 5K every 2 weeks. We went SSTC before the 6th week. Sitting pretty in rented now while vendors are dropping their prices. I offered on one house, offer was refused by "insulted" vendors, thankfully. I wasn't willing to go higher so I walked away, the house is now up for £5k less than I offered. Hilarious.

    Never mind, you stand your ground. Let's just hope that you're not standing on the same ground in 12 months time.

    Mine's marketed at £99,950. If someone offered me £80k I'm not sure I could say 'no' quickly and firmly enough.

    Like i said 95K and no lower and that offer only stands for another few weeks!! Mine is already rock bottom priced and I am not selling to someone who knows nothing and just feels its 'their right' to get 10% knocked off a house otherwise its not a bargain to them.

    I wont still be on the market with a 90K asking price in 6 months, I wont be on the market after may I will have let it out by then.

    I'm pretty much in the same boat. Will give it another 3-4 months (been on the market since Sep) then it's being rented out. Don't want to but needs must.

    We are waiting until The end of April to see if anything happens and then will change over to let it out. My mother in law lets hers out as do a few friends and they all feel it was their best choice. Also have an accountant and my husbands best friend that will sort out all we need legally, taxes etc...

    We are re-locating, my husband has already gone and is staying with my family (not ideal) so for us its our only and best option other than giving our house away or waiting......and we have to time to do that.

    It will be a long time let for at least 5 years before we decided to sell and buy again, who knows we may even re-locate again and move back in it ourselves!

    Who mentioned rights? You did. In quotes.

    Nobody has any rights in the process other than the right to accept or decline. I don't see it as a right to get 10% off. I will make up my mind what I'm willing to pay and I won't go above it. You, of course, have the right to decline.

    All I am saying is that it may be foolish to dogmatically hold on to a figure that you may never get. I accepted the state of the housing market even before my house went up for sale, I turned away the EA that wanted to market my house at 20k more than it would achieve. I knew I would sell my house relatively easily considering the market, because I understood, in the dead market of the summer of 2008 that the housing market would be falling for some years. It is 3 years later and things are showing no sign of improvement. Our reasons for selling were almost identical to yours.

    It is costing me 6K a year to rent. If you drop your price by even a measly 5k a year then it has already mostly offset my rent. Furthermore it has saved me a further 5k in mortgage interest over the term of the loan.

    Yes it was me who mentioned 'rights' I am not saying you mentioned it. But I do believe a lot of buyers have that view, a lot on here have been very honest about it too.

    I also would want a bargain and hope you get one.

    I am not stuck in 07 prices either though if so it would be on for 125K what it was valued at in the peak. Its awful to sell at the moment esp a FTB house, mine was valued at 115K but we went with 110K for 2 months then knocked it down. Houses local are still on for this price.

    I would sell if we had more time but sadly we dont, its not an option for us as its more urgent and important to live with my husband. So we will be letting it out asap.

    Its each to their own really. If it was before christmas we wouldn't have entertained such a low offer, but we had a pipe burst and have had to strip the entire downstairs of carpets, plus we just dried it out and have basicly let them see it warts and all.

    The house is empty, and has been for 12 months now, we're happy with what we've got for it, especially as its costing over £500 in mortgage and other bills.

    It also depends on the level of mortgage you have, we're still coming out with a nice chunk of equity to do up our current house.
