Been on market nearly 10months.
5 viewings. 3 sh!te offers. 1 accepted & fallen through offer (buyer pulled out after 2wks-no real reason).Squish0 -
4 months on the market 3 viewings, no offers. Great feedback, though 2 of them wanted a garden!!! My house does NOT have a garden, this can be clearly seen on the photos, please dont waste my time looking if you want a garden! PHEW!
Just changed EA from today so lets see if we get any more viewings, if nothing is happeneing by mid April we are going to let the house out and rent elsewhere : (0 -

Silly question but if you change EA do you have to pay the first one a fee? Would it be for any advertising carried out? Our house has been for sale since May 2009, dropped it by £10k, only had about 8 viewings and one offer last year which was too low to enable us to move anywhere bigger. I'm wondering if a change of EA would help, ours is generally not very good, the sign was initially put up at the wrong house, they don't give much feedback and don't inform us of suitable properties. We will have to drop the asking price again but it'll mean less of a deposit for us and may not be able to afford to move to a bigger house. Ours is a 2 bed, we have a baby and another on the way!0 -
Hi JoMac - I'm not sure - think generally you're required to give notice to your EA that you're leaving, although ours didn't - I think he knew he didn't have a leg to stand on! We dithered for ages about changing but we should have done it ages ago. It really amazes me just how 'laid back' some of these EAs are - you'd never think there was a big property recession at the moment!4 May 20100

We weren't sure if it should go on as a 2 bed or a 3 bed but the estate agents said they consider anything that a single can go in as a bedroom, but do you think the reasons that people are saying its small is as their expecting 3 decent sized rooms?

I am looking for a min of a 3 bed, I need 3 bedrooms to be useable bedrooms and wouldnt expect to be able to use a bedroom the size you state as a bedroom, Estate agents annoy me so much with their stupid analaysis of everything the latest round here is they are trying to market property as having an extra bedroom instead of what is quite clearly a dining room!
If you market as 2 bedroom then you will get purchasers that only NEED 2 bedrooms your box room would then be their " bonus" and they would see that as a useful extra storage or a seperate study etc! which then wouldnt matter about the size, surely thats better than getting people that need 3 beds?
Or market it as 2 bedrooms and study as a lot of people would love to get the pc clutter out of living rooms.
Give it a try, the rest of your rooms are a lovely size, good size garden, typically victorian size rooms ( I am in a victorian semi now) its a shame the newer homes dont have shuch good size rooms!
Would there be a great price difference for you to market it as a 2 bed instead of a 3, there would be very little difference in value here its the 3 to 4 where there is a large jump!
I think the EA hold too much importance with quantity of viewings I have had them phone me trying to get me to view a property with a 30 foot garden when I have stated the min I will consider is 60 foot, they will say well see the property you may change your mind why would I do that when I want the min of a 60 foot garden and would prefer double that! I aso want a detached property and they also will contact me with semis.
It doesnt matter how many people you get through your door to view you are only going to sell it to a person that your property is suitable for.
I dont see the point of having a property on the market for a long time because the wrong potential buyers are coming to look round. and I dont see the point of having lots of unsuitable viewings when you only need one right person to get a sale.0 -
To be honest I would disagre with the last poster - in this area the vast majority of 3 bed houses are two doubles and a box room, so viewers aren't surprised when the third room is small. If you want to sell quickly, I'd reduce the price to match a two bedroom house and still market it as a three bedroom house, which would make it pretty good value.0

Yup, I agree with tyllwyd - I'm looking for a 3 bed (2 beds + office) and if I found one priced like a two bed I would snap it up!0

New to this thread. I will be putting a 2 bed flat on the market in the next few months. Bought for £125k in 2008 with about 90K remaining on mortgage. Going to follow all the advise about estate agents and solicitors etc and hopefully keep fees to a minimum.
Going to start painting, cleaning and decluttering first, and hopefully the summer will be a good time to sell. Any additional advise would be great.0
