    Snap. If I had a shed load of equity it would maybe be a different story, 95K is minimum too, although I do believe the house is worth it so would hold for it anyway. Its all circumstances. Good luck!

    Oh I am so fed up - we agreed to give our potential buyer six weeks or so to see if they can sell their own place but we knew they had a second viewing lined up, so perhaps it would move quickly. We've now been told that they have accepted an offer from someone who hasn't even got their house on the market, and our buyers have agreed to take theirs off the market for three weeks. So now our sale depends on this other sale - I was expecting a chain to build up above us, but I never expected a chain below where no-one has actually sold. Oh well, have to wait it out now I suppose.

    Right then ladies and gentlemen - after some advice / thoughts with our property which went on the market last Thursday. The rightmove link is here:

    What do you guys think? I am a little bit concerned that thus far we have had no contact from our EA - I popped in to see them last Friday to drop off keys and she gave me the standard "we've had some phone calls" but since then nothing.

    We are first time sellers so are probably being impatient at the moment.

    Does anyone have any suggestions for how to make the advert more appealing? Anything obvious we are missing?

    I have visited this thread in ages as I got fed up with the apparent stagnation in the market. Surprised to see the thread is still going. I am going to have to do a bit of re-reading of previous posts to find out what the market is like.

    Hope some of you have eventually sold - assume you will be gone from here if you have.

    Tlee, I think in general it is well presented but it does look a bit bland - you can have a neutral colour scheme without just having magnolia/ beige everywhere.

    It also seems to be a bit overpriced when compared to sold properties; I'd reduce to £210 or even £200k.

    Just thought I would pop in and say hello. Our property has been on the market for 3 and a half weeks now and we've had no viewings. We have even had an open viewing afternoon and no-one turned up :-(

    OMGosh how awful that no one turned up!!! We didn't get any viewers for the first month and only 3 in 6 months! As it happens we've now taken it off, as there's just nothing suitable to buy in our budget. We're going to pay off lots more over the next year and then reconsider.
    You happen to live not very far from my sister in law! And I had my 3rd little one last June LOL Good luck with the baby, and the house, hope you don't end up moving on your due date like my cousin once did haha!!

    Picture 8 of 13 is awful, what exactly is that meant to be showing, your wardrobes? Ditto grainy map when there's a map displayed below anyway, no floorplan either
  • Quite honestly, all the photos are poor. Did the agent take them? If so then they need redoing. Get the agent to label them on RM too, so it says which room the pic applies to. At the moment it looks like you can barely get a bed into the master bedroom...
