Well. I suppose this thread should be my new home for a few months now as I had my first valuation yesterday from an estate agent. They valued at just over £10k more than I paid for it in 2005 for a 1 bed flat with garden and offered all in fees (inc VAT) of £1k on a 10 week / 14 day notice contract.
I know its only the first and I also know that the valuations are also there as a sales tool; but I finally feel I am doing something positive by placing it on the market shortly.Signaller, author, father, carer.0 -
New to this thread. I will be putting a 2 bed flat on the market in the next few months. Bought for £125k in 2008 with about 90K remaining on mortgage. Going to follow all the advise about estate agents and solicitors etc and hopefully keep fees to a minimum.
Going to start painting, cleaning and decluttering first, and hopefully the summer will be a good time to sell. Any additional advise would be great.
Depending on where you live then it may of lost value from the 125k you paid. I paid 159k in Jan 2007 and now on for 132k with no interest.0 -
Im aware that the property may hev lost money. Another similar property has just gone on the market for £125K, fingers crossed I get what I paid for it but I do anticipate having to take some sort of hit. I would be pleased with 120k0

Not posted for a while, but we've agreed an offer last weekend.
They've got a good deal, ended up at £20k off asking, which is our rock bottom, any less and we'll take it off the market and rent it out. But they have also been told not to try and get any more off if anything comes up on the survey as we'll accept no less than what we've agreed.
Its looking good atm, as they had the AIP with our EA less than 1 working day, and their survey firm rang the following day to arrange to do it. All in all AIP and survey completed within 7 days of agreeing a price.
Just for some information, we've been on the market for just over 12 months and its averaged a viewing once a fortnight over that time, but in that time we've only had 3 offers including this one.0 -

The offers were as follows:
£75000 after 2 weeks on the market from a FTB, would go no higher asking price £110000
£78000 after 8 months from a couple without their own houe on the market, asking £99950
the current £80000 from a FTB on a asking price of £999500 -
We're in a strange position - we had a good offer on our house from a couple who have only just put their house on the market but in a desirable area. We've agreed to take the house off the market for six weeks to give them a chance to see if they can sell in that time and then review the situation. I didn't think we would ever agree to do that, but we aren't in a hurry to move because we haven't seen the perfect house, and we are fed up with viewings, so it seemed a good point to take a breather and see what happens.0

We had viewing number 15 or so yesterday (i've started to lose count) it was a lady who is going through a divorce looking for somewhere with her teenage son. They were from out of the area though and I think from what she was saying she would prefer to stay in the area she currently lives, but can't afford it, so are looking at other options. I'm not holding out much hope. On the upside we are getting 1 or 2 viewings a week at the moment, and theres a lot more sold signs about so fingers crossed for an offer soon.
