    Personally I quite like Street View to get an idea of the surroundings - on your listing it takes you to the wrong street, can the EA fix this?

    Some of the photos are taken from a poor angle and some seem to have been taken close-up to the wall making some of the rooms look small. No floor plan either.

    Out of interest - has one of the front windows been bricked up?

    Thought id pop back on for an update, we put our house up for let yesterday afternoon and about an hour later had our first viewing booked in for tommorrow! Just wish it was that easy for selling! Quite pleased now about the whole letting situation, fingers crossed we get a tenant to move in before our moving date of 14th May!
  • Thanks everyone for your views. I thought the photo's were bad too. Hubby is going to take some more this afternoon and email them over. We will also try and get the streetview map sorted. When would you say we need to start thinking about reducing the price? e.g. if we haven't had any interest after 3 months should we say drop the price to 185?

    Yes, I think one of the windows has been bricked up. However, we can't fix this as there are a big row of wardrobes there...

  • Quite honestly, all the photos are poor. Did the agent take them? If so then they need redoing. Get the agent to label them on RM too, so it says which room the pic applies to. At the moment it looks like you can barely get a bed into the master bedroom...

    Unfortunately the master bedroom really is like that. The thing about it though is that we only have the bed in that little bit, and then the wardrobes and everything else are in a seperate dressing area which is still part of the bedroom, but kind of round the corner...

    What do you guys think? I am a little bit concerned that thus far we have had no contact from our EA - I popped in to see them last Friday to drop off keys and she gave me the standard "we've had some phone calls" but since then nothing.

    We are first time sellers so are probably being impatient at the moment.

    Looks very pricing for a first time home in cardiff. I wouldn't consider it in London or South East at that price.

    had an offer on saturday - hurrah. no not at all... the ofer was for £19k under asking price and while I am hoping to get £5k under, potentially up to £9k under I will not consider £19k under asking... (this is a £154k asking price so not a massive expensive place)

    oh hum...

    and my friends who are staying in the flat are now proceeding with their purchase so maybe in a month or two I will really have to consider my options.

    I think in May I shall take it off the market, and become a landlady for 2 or 3 years and see what the market does. At least my husband already rents a flat so he can help me with the tax returns and all those details. And I will find an agency to manage it all...

    In the meantime, I am hoping for a more reasonable offer in the next month or two... *sigh*

    We have had two offers - one 50K under our asking price, one 45K under!!! So 19k under sounds quite good to me ;) The one who offered 45k under eventually went up by 10 grand, but even so.... We are just outside London so prices are expensive anyway, but they were just taking the p.....

    But then the rate we're going we might have to eventually accept something nearer to those prices anyway :( We've already dropped the price by 20k in the last few weeks.
