    Good luck! No, you don't need to get solicitors involved until you have accepted an offer and the purchase is moving forward. If you want to be prepared, if you haven't already done it, you could contact a few solicitors for a quote, so you have decided who you will be going with when you do get an offer.

    Hi all,

    Our house went on 3 weeks ago, first week was 9 viewings, last week was 8, this week 6 so far - the feedback has been that although the house is lovely, it is a bit small.

    Its a '3 bed' Victorian semi where the third 'box room' really is a box (8' 2" x 5' 4" , i use as study, previous owners as a cot room)

    We weren't sure if it should go on as a 2 bed or a 3 bed but the estate agents said they consider anything that a single can go in as a bedroom, but do you think the reasons that people are saying its small is as their expecting 3 decent sized rooms?

    I guess we should be happy with the amount of viewings but wondering if pitching it as a 2 bed might get the 'right' people through the door? (for reference other rooms are ok size: 23"x14" lounge, 11"x10" kitchen, 11"x10" bedroom, 70" garden etc)

    I've just given the EA go ahead to market my house. They are coming to do the photos and measurements on Monday. I'm half excited and half stressed already!

    quick update

    - even though had 13 viewings since the start of the year, no offers forthcoming and feedback also not...

    - a few people said it was 'too small' and most gave no feedback (main EA was on holiday 3 weeks and he was annoyed at his colleagues who didn't get feedback)

    - I can't do anything about the size, so decided to lower the price £4k to £154k now...

    Fingers crossed this helps...

    Mines a Victorian terrace and the third bedroom is small. I always work on the principle that the viewers will not be able to visualise, many will but some people can't see anything than what is put in front of them.

    If you put a bed in there it will show it as a bedroom. Our third room used to be a study until I had our second baby. I didn't think it would be big enough as a bedroom, but with carefully selected furniture we have a bed, wardrobe and bookshelf in there. The bed is 5ft 6 long and the wardrobe is a 6ft tallboy.

    Bloody hell thats a lot of viewings!!! Mine are few and far between and we are priced at an average of 15K cheaper then thers in the area although we are a FTB house......hope it picks up :o

    In my local area (deepest South West Scotland) it seems from the EAs and RightMove that FTB type houses are selling, albeit slowly.

    But, and its a big but, the sellers of those houses are often either moving away from the area or moving in with relatives.

    The net result being that few "trade up" type sales are being made.

    Is this replicated elsewhere?

    I'd agree in my area (West of England) there are very few trade up sales - FTB and relocations are the only ones selling.

    We are having a nightmare at the moment - we've had an offer on our house but much lower than we were hoping for. The EA is putting a lot of pressure on us to accept, and try to negotiate a similar drop on the house we buy, but it is tough enough trying to find a suitable house, let alone one that is willing to accept a low offer, so at the moment we are just stressed and no nearer to being able to move. It's 50:50 whether we accept or just take the house off the market to make them all go away and leave us alone.

    Edited to say - well, we decided to reject the offer (our gut feeling was after looking at what we could potentially buy, that it wasn't enough in the curent market to make moving worthwhile) - will probably lose the buyer so a bit worried our EA will get the hump with us now.

    I am probably just chatting with myself - but anyway, things are moving along very slowly. Our potential buyer hasn't gone away completely, and we've had postitive feedback from a couple of viewing. We're putting more effort into trying to find a house we might move to, so we are going to see a couple of houses at lunchtime.

    This has all coincided with a time when we are really busy with stuff for the kids with concerts, school trips & things like that, and I am feeling totally wiped out with it all. I'd take a break from it for a few weeks, but with the weather getting a bit warmer, it feels as if this is a good time to be trying to sell.
