    I'm the same - the only time I've been for a second viewing was this Saturday gone when we went back to check on the house we were pretty convinced about. After our first viewing, I do an awful lot of online research so that I don't A. waste my time going back, B. waste EAs & vendors time & C. Don't get vendor's hopes up.

    We had a second viewing ourselves last Monday. I was secretly hoping that they were like myself and fairly convinced about my home. However, it took them 2 viewings (+ floor plans +details!!) to decide that the 4th bedroom was too small ! Really? you needed more than one visit when it's all in the details (twice) to work that out. Sheesh !

    Needless to say, they were just a bit inexperienced (seemed fairly novice & nervous about the whole thing) at house buying.

    won't be making that mistake again :(

    Please don't take this the wrong way, but why are you looking at houses when you haven't even put yours on the market yet? All you're doing is wasting the sellers time and effort. I remember when we were selling our house and had a viewer, we'd go through the ritual of tidying everything up and stopping the kids from playing (AKA messing the house up), we'd cancel any plans and used to wait around for the viewer to arrive and half of the time they'd not bother to turn up. When they did turn up, we'd ask them if they were FTBers or had sold their houses and were always disappointed if they said they had just put their house up for sale. In the end we had so many 'carpet treaders' that we told the EA to refuse people who had not sold their houses/were under offer already.

    Now that we're in a housing crash and recession, and viewers are gold dust, all you're doing is raising people's hopes and dashing them.

    My advice would be to research the area, look at houses on rightmove/EA websites, and to only look around a house when you've sold/under offer and are serious about the house your viewing.

    I just spent 2 full days myself cleaning my house for a viewer this afternoon. Kids didnt even get lunch today! They arrived very late, after we had given up hope, spent 5 mins quickly looking, and then rushed off! I kept asking if they wanted to look round again, but they didn't seem that genuine. Very frustrating. In the past, I have spent whole weekends getting things ready (I have a large family and things get very messy, very quickly, round here) only for viewers not to turn up.

    Now we want to progress to a 3 bed semi.

    So have saved up another deposit, now just waiting on ours to sell, been waiting 14wks so far.

    I read some of the thread at the beginning and found a couple of posters who said when considering buying a house ' well, in 2002 it was bought for 59950, now its up for 180,000 with nothing done but a bit of decorating, so its obviously not worth that, so i'm going to offer a lot less'!! Firstly although everyone can see house selling prices from 1999, it doesn't say whose had to remortgage for things maybe u can't see. or holidays etc. the sellers might have remortgaged for up to 180,000 and have no leeway for dropping their price. i think that buyers today don't like seeing how cheap houses once were, and begrudge giving sellers any money that might be seen as profit.! It might not all be about profit, it might have already been spent. I know what i mean anyway. don't look at previous selling prices, it will only depress. Good luck with all the buying and selling, and no, i couldn't afford to buy the house i'm in now, that i bought a while ago.!!

    Ours has been up for sale since Feb, second viewer from Feb came back in June for a second viewing...then a third in July with a low first offer. We rejected first offer hoping they would come back with higher offer...instead they asked for another viewing with a builder!!!
    We were feeling really confident, they were in the hse for over an hour discussing all options. Builder loved hse and told buyer all renovations no problem......2 days later came back and said no longer interested!! we gutted....wat a time waster...i cleaned the hse from top to bottom on every occassion and she walked around the hse with the builder as if it was her own. :mad: later found out she not even sold hers!!!

    We back to were we started! have had very few viewings but finding that most of the viewers have not yet sold theirs, so find it really annoying when they get our hopes up and i spend all day cleaning. we have been living in show house since Feb..we are going potty.

    We are emigrating and have a job to go to and they are not going to wait for ever. Think we have no choice now but to rent - but REALLY don't want to do that as moving other side of the world.

    we are not in negitive equity so think it is time for us to go talk to the bank and talk about renting......whole other can of worms i beleive!!!!

    Buyers are not going to pay a price for a house because the seller had remortgaged to go on Holiday etc. If the sellers remortgaged to do an extension or something else which would add value to a house then fair enough.

    The days where surveyors valued a property on simply what the agreed sale price was is long gone now and potential buyers know this. Also with land registry figure, RM price comparison section etc its not hard for potential buyers to find out how much a property is really worth.

    We looked at lots of properties where the asking price was up to 200K more than previous sold price. This price had nothing to do with any offers we made. We simply made offer in comparison with previous sold prices in the area over the last 6 months and the current state of the market in the area. It was the same when we were selling are asking price was 5-10K above the price which similar properties were selling for in the area.

    Peoples first viewings are normally with the heart. People normally think yes or no to a house within the first few minutes. The 2nd viewing is when people look using there head and look out for things which they were thinking about on the first viewing. Also some people will have a number of seconding viewings maybe 2-3 where they are comparing houses so they can choose which one they think is best.

    Having 2nd viewings though means that at least there are people who like the house eonugh to come back.

    When you consider how much money a house is going to cost I think second viewings are imperative.

    I viewed a couple of houses this year which I liked on first viewing - so much I wanted to view again.

    On each occasion the second viewing revealed the shortcomings I had missed on the first viewing, leading me to discount them all.

    If that's considered wasting the vendor's time, I am sorry, but when so much money is at stake on the buyer's part I think it's sensible to view at least twice before putting in an offer.

    I agree. We are already in the process of buying and it was down to 2 houses so we had to had a 2nd viewing on both to help decide.
