We back to were we started! have had very few viewings but finding that most of the viewers have not yet sold theirs, so find it really annoying when they get our hopes up and i spend all day cleaning.

For the third or fourth time; unproceedable viewers can turn into genuine buyers overnight.

There is no mileage in trying to psyche-out people who look at your house. The time is better spent maintaining one's own mental balance. Give yourself a day out. :)

    Well we've moved hurrah! :j

Though the removal situation got worse and worse....

We bascially ended up with the removal company from hell...

After posting here on Thursday and after the freezer episode, it dragged on, they did need 3 men for a 3 bed house....One guy got more and more grumpy and ended up having a go at me because i had forgotten two tubs in the yard....

Then we had to basically insist they put a door on back on after taking white goods out as it was by then getting quite late past 7 and they wanted to get off and grumpy guy said well the next people will want the door off, i gave up but hubby intervened and bascially said do it....

Then the next day grumpy guy had a day off so they had to contract someone from a local removal firm to where we moving to and this guy was heaps better but after a lamp was brought out damaged even he said why did you get these guys, he was horrified at the way some of the things that had been packed...

We have substained various damage, from the sofa, to now finding out this morning that they had just basically thrown our Wii in a box with a couple of sheets of paper around, needless to say it's badly scratched....

We're still unpacking but finding damage as we go, they didn't even use picture boxes or mattress protectors so it's a miracle they survived intact (well the ones we've found so far)

We'll be writing to them once we're unpacked to seek compensation, especially for the damage to the furniture and we're also going to send a copy to the British Association of Removals....

    One headache ends anther begins...:(

    Thanks....

Just hope we don't have to move again so soon, don't think our furniture can take anymore damage and all the other things...:(

Forgot to also say we also have to deal with the damage caused by the last rental property...They took one of the chairs away when moving and it revealed black furry mould (worthy of a Sarah Beeny programme)on the skirting board, wall and carpet so it wasn't just confined to the lounge....

We've found by unpacking that it had also spread to the wardrobe and we're having to throw out boxes that got covered in mould....
Everything stinks of damp and probably the mould as well so it wil take time to disinfect everything and wash things especially those that have been next to the mould...No wonder we had health problems...
  • Just a bit of an update from us, had plenty of viewers, but no offers. We've now dropped another £5000 (£10000 drop since March) and no views in the last 4 weeks.

The feedback seems the same, needs too much work. We don't agree totally, yes needs cavity wall ins, redecorate.

We're now sub £100000 and feel everyone wants a new house for old price. I know its a buyers market, but lets get some realism in there too.
  • Update from us. viewer came Sunday 1 hour and 45 minutes early, agghh but at least we were all ready. they had got us and another house mixed up, so they said, i asked if they needed to go to the other one and they turned up their noses and said no its fine, i felt more sorry for the other people waiting for them to turn up!

anyway they sent this feedback to the estate agents

didnt relise it was ex-council house, not keen on location, really love the house though
some of the houses on the street let them down
    have ruled out

cheeky gits, its not ex council, silly people. its bugged me, not sure why, but it has,
    :p

Good to hear you've moved but sorry to hear about the damage and mould, sounds like you've got a decent case for a complaint.

1h 45 to then say don't like the location etc?! Could they not have worked that one out sooner, even without viewing? The ex-council thing would bug me too if they'd made a mistake - I'd wouldn't want people to go off with the wrong info :(

i dont know where they have got Ex Council from, it doesnt look like one or anything and the estate agents have got down that it is??? very strange. i did ask the EA if they had got confused with another property but they have not replied to me, prob dont think they need to.

    Grrrr

  • Just wondered about the reasons sellers have for moving and thought this thread would be as good a place to ask as any.

We live in a big 4 bed terraced house, have accepted an offer and expect to exchange contracts very soon. We are moving to a 4 bed detached house which will be smaller size-wise and I constantly get asked why on earth we want to give up such a lovely big home and told we must be mad!

Our main reasons are we currently live on a main road and have only a small garden. The house we are buying is on a small estate with a bigger garden and we feel it will suit our family better.

Hope some others will share their reasons for moving.

The OH`s job is causing us to move. Its gutting really as there is no way we will get another house with a garden as big as ours (150ft long) and having spent such a large amount of money turning this current house into a dream home, we will have no choice but to move to a smaller house in an area closer to where the OH`s new job is. But needs must.

Peoples first viewings are normally with the heart. People normally think yes or no to a house within the first few minutes. The 2nd viewing is when people look using there head and look out for things which they were thinking about on the first viewing. Also some people will have a number of seconding viewings maybe 2-3 where they are comparing houses so they can choose which one they think is best.

Having 2nd viewings though means that at least there are people who like the house eonugh to come back.

I guess it depends on the buyer. With the houses ive looked at recently, i knew within a few minutes of being in the house whether I liked it or not. I narrowed the list down to a couple I wanted a second viewing off. The 2nd viewing for me clarified any questions I had - such as will my sofa fit in the lounge, how big is the garage, what backs onto the property, and any other questions we had about the property. I then made an offer.

However, with regards to the actual house ive ended up buying, I viewed the property very thoroughly first time and made an offer there & then. It was only a couple of weeks later I then had a 2nd viewing of the house just to measure up and re-evaluate what work needs to be done in preperation for completion.
