I'm sorry but that sounds ridiculous to me. If he is not doing his job to earn £4,500 which is a hellova load of money then we move on to the next one, then his half of nothing is nothing. Thats his incentive.Thank you all who post.0

You are assuming that the EA is earning nothing without selling your house.
The point is that you want the EA to work harder at selling your property relative to others. Like all human beings EA's respond to incentives.
And remember, no sale means zero for the seller as well as the EA.0 -
We'll be writing to them once we're unpacked to seek compensation, especially for the damage to the furniture and we're also going to send a copy to the British Association of Removals....

Glad to hear that you're in your new home, but sorry about all the upset. I hope it doesn't throw too much of a shadow over your enjoyment of your new home?
I'm feeling terribly down atm, we still have people that want my place, but just don't seem to be getting a move on. They are in the process of moving their property to my current EAs, but seem to be asking a bit more than I would have thought reasonable. The EA thinks it's justified, and there's not an awful lot (anything!) I can do about it but sit tight and hope that either a. these guys magic up a buyer for themselves or b. another buyer for my place is found from elsewhere. In the meantime, we'll just have to hope that the house we have an eye on oursleves doesn't get sold.
I can just feel that house we love is slipping away from us now, and it's made me feel terribly low. Sorry for the me post, but am hoping you guys will understand

I know it's blinking tough out there at the moment...That's what this thread is for really to offer support as it is very difficult....It's with reluctance that we're going to rent out our flat in the end, would have preferred for that part of our life to be done with...
It has cast a certain shadow over it as we're finding more damage as we go along or more chaos...
I think we're just relieved to be out of the mould and damp infested pit we had before, just hope that this rental lasts longer and they don't decide to sell....0 -
Thought I would have a day off and veg today only to receive a call from our EA - someone would like to view my flat this afternoon! My first viewer - woohoo.
What do I do though? It's a small 1 bed flat so can't hide anywhere. I have to let them in as we have not got round to giving the EA a key yet. I guess I could 'go for a walk' when I let them in. Flat is so small I won't be out long :rotfl:Thank you all who post.0 -
Any chance that you could pop out this morning to get a key cut? You could then let them in, hand over the key & they could lock up after themselves without you having to magically re-appear after the viewing. Treat yourself to a nice hot chocolate & a muffin in your local coffee house whilst they're having a look around!

Not sure if I should be starting a new thread or jumpin in on this one, but I need some advice please ..
Bought this house three years ago - I guess you could say we found the village location very attractive - fell in love with the garden and the fantastic views at the back -- just fields/countryside.... However, the house needed some work and we overlooked all that in favour of the location...
We bought a lot of expensive wooden flooring and prepared ourselves to do the work ( property needed new bathroom and kitchen too) - Within 6 months, my partner was made redundant (he's now back in work) and everything was placed on hold for a year -- during this time we accumulated a lot of debt and we are now playing catch-up which means we cant replace the bathroom and kitchen like we intended because we cannot afford it. To cut a story short, we decided to move back to the city because our daughter preferred to go to college there, so we decided to put the house on the market --- its been on the market since end of May this year and although we've had a lot of viewings, the feedback is pretty negative other than two couples who said they liked the property, but not in a position to make us an offer as their houses aren't sold yet. We have decorated most rooms - (bedrooms, dining room and living room) but the kitchen and bathroom remain untouched. We've got £1,500 worth of real wood flooring stacked high in the dining room - we've been told not to lay it but I'm wondering if it would help to sell the house. We can't reduce the house price further, otherwise we'll be selling it for far less than what we paid for it three years ago. There is a house further up the road which has been on the market for several months - starting price was £245,000 - it's come down to £209,950 .. the house is immaculate and the garden is 5x the size of ours.... it's just not selling....not sure why..... My daughter has started college already, (she's just 16) - she is staying with friends and I'm a 45 minute drive away. We are very close and I miss her terriblyGuys, can you give me thoughts,ideas on how to move forward?

I can see your point but why should anyone have to 'incentivise' someone to do their job? I do mine and do it well because it's my responsibility and I get paid for it - as far as I can see bonuses are to get people to do things above the call of duty; doing your job properly doesn't come into this category.

I feel for you, I really do- it can be so depressing sometimes. Try to look at the positives in that you have someone who wants to buy your house and the house you want is still for sale. It is frustrating though as, like you say, there is nothing you can do about your buyers selling theirs. As NEH says this is a supoprt thread, so rant away! :rotfl:
In other news, we gave notice to get rid of our EA last nightI hand delivered the letter and didn't stick around to watch them open it so am half expecting a 'why?' phonecall today, but as OH says, they've been so useless at communication so far why would it change now?! I'm feeling quite positive about it, partly because of finally ditching them and partly because we're going to speak to our potential vendors' EA later in the week about going with them and tryng to do a deal on the house we want- please all send good vibes my way!
