Az and whitesatin, I sympathise with you. This selling business is a farce.
In our case it is only us two and that is enough of a pain, trying to know what date to arrange for transfer of telephone, electricity etc., but for families with children who need to move to a new school it must be a nightmare. Our buyers have children and today a letter came here addressed to them, cleary from the education authority about their application to get their child into the village school. Let's hope we have finally exchanged by the start of term.
On another thread a FTB was, quite rightly, concerned about when he should give his 2 weeks notice to quit his rented flat, he does not want to pay both rent and mortgage and also does not want to be homeless for a while. This whole thing needs sorting out. How many times have I said that?0 -

The companies themselves could do better as well....I think it's our gas that says you can give 30 days notice but it might 6 weeks to transfer your supply, well that helps doesn't it....:mad:0 -
Should have explained myself better - portals, please.
Some EAs will promote your property for you, such as Feature Property/Premium Listing, and others will suggest going for it if you pay extra. Currently for 3 and 4 bed properties round here (a mile radius) only one person in 72 thinks it’s worth that extra. Myself, I always see Premium flags as ‘desperate’ flags.
There are some agents around who don’t use RightMove, so if it’s important to you, beware of that. I’m 100% confident we wouldn’t have sold without RightMove presence. HouseNetwork, who we used, advertise your specific property on 11 portals and 10 media online listings. There are 10 other online areas such as UpMyStreet where they advertise their service in general.We've just completed on the sale of our flat with House Network. It all went as well as can be expected, rather slowly (13 weeks) given that we had no chain and her was a FTB. This was mainly down to HN's solicitors (used by our buyer, not us) not doing anything for five weeks after they were appointed…
My viewer figures are shown above at #4650. I feel that judging by what people say on here, they probably match what would have been achieved via the High Street.
I loved the opportunity to show people around my property myself, rather than a shiny suited young man stressing how near the Off Licence is, to a mum of three primary age kids. hth0 -
Sigh. It doesn't get too much better when you have a buyer. We had an offer on our house in March (I think) which was accepted and we are still waiting to complete. Woman at the top of the chain has now said she can't do the 13th which we had all previously agreed on, but I can't get any answers as to why. What could I do about it anyway
I am surrounded by boxes and stuff to go to the tip and I am hoping we get in before the start of term (and our hols which is 1st week in Sept). This has been the most stressful part so far. I keep thinking my buyer who has waited quite patiently will pull out. He is coming to measure up on Monday which I am dreading in case he suddenly decides it isn't worth it aaaarrrrrggghhhh!!0 -
We had our first viewer in ages today and I'm not happy with the EA. It was booked in for 1.15 they turned up with a chap from the EA's at 12.30. Thank god we had actually started cleaning early so not a prob but I had planned to go out as the house can seem crowded if too many people in it.
Anyway they turn up as I say 45 min early (3 of them in total) so made myself invisable in the garden. The whole time the EA was saying things like Oh thats a small bed is that to make the room look bigger, Oh you have no wardrobes in here where do you keep all your clothes. NOT what you should be saying to sell a house. Neadless to say I don't think they'll come back for a 2nd viewing now. They asked a lot of questions but when they left they said "you have a lovely home" which I take as saying thanks but no thanks.
To top it all when I walked past the EA's today they've taken our as Ad out of the window. We're moving to another EA on weds but thats 3 days away so they should still be trying to sell it. I'm fuming!!0 -

Hi, first time posting, but have been reading for a while
Our 1-bed starter home in Kent has been on the market for just under a week. We had a couple view it a few weeks ago (before it was officially on the market) - feedback was positive, but as FTBers they have been advised to look at 'loads of houses' before making a decision. Story of the market today, I guess.
EA rang Friday to say that someone else would like to view today (Sunday) at 11.00am. No-one turned up. Meh.
We're in for the long haul, methinks.0 -

I’d have thought a 1-bed starter home stands a good chance of gathering plenty of viewings. As you move on up (presumably) you’ll certainly be welcomed too, by sellers looking for the crucial link in their chain.
My recommendations: be straight with people about your situation, and expect the same standards from them in return.

Been reading for ages so i thought id post,
House went on market 2 weeks ago, 4 double beds nicely decorated very large and spacious yet we havent heard a thing,EA said no -one has even looked at our details im absolutley gutted, i know im being very impatient but i thought at least one person would have requested details.. house is on with local EA and Rightmove
