    Glad it's not just me....:D

Just found out that of us 5 up for sale including said timber rot above another one has gone under offer and it's only been on the market 3 weeks.... To be fair it's in better condition than ours and it's been converted to a 1 bed but still...I feel most sorry for the other converted to a 1 bed which has been onthe market for months and is a similar price....

Why they went for that one and not the other one i don't know...The only difference is that the one that has gone is a ground floor flat so maybe they're disabled or something but as it was a studio to a 1 bed there wouldn't be room for someone with mobility issues requirinig aids.

There really is no rhyme or reason to this lark is there?!

Well just had our current EA on with our first viewer in 10 weeks. Strange seeing as we are moving EA's on tuesday. Fingers crossed it'll go well and result in a sale.

Can someone explain to me the tactics that one of the other Solicitors seems to be using.....

The flat with timber rot has gone under offer again and yet on the actual Solicitor's website it isn't under offer so we think that they keep doing this to make themselves look good....

Out of the 5 of us that are for sale it seems very strange that the one with the timber rot keeps going under offer....Last time it was under offer it went back on within approx a week. I would have thought that would have had a detrimental effect that people would see that is has fallen through and wonder why...:(

I hate selling at the best of times but i really wish it was a fair playing ground...

Are we talking about showing under offer on Right Move or a similar site?

Like you I have often wondered if these on/off sales are just to make an agent look good.

Or does their online system allow a property treated this way to magically reappear under the "new on in the last 24 hours/3 days/7 days" categories? In fact does a price drop do this as well?

Does anyone have first hand knowledge of how these online estate agencies' systems work?

Im my Girlfriends hometown the local GSPC agent has been totally destroyed by Re-Max and they have now taken to listing on Rightmove in a bid to combat Re-Max. I think a bit of competition is good for these Solicitors Property Centres who have had it far too easy for far too long. (IMHO)

The problem is most people now look at the Solicitors Property Centres automatically and don't really bother with Rightmove so i would have thought that was detrimental..... ?!

In her hometown less than 1/5 of the properties on sale are with the GSPC. Re-Max, Century 21 and a couple of small independents have basically parked their tanks on the lawn of Mr GSPC agent. He has taken to using Rightmove too so I assume he felt that they needed the exposure on Rightmove. (as such we rarely look on GSPC website now)
