Well I have finished the 1st coat of special cupboard paint on the kitchen cupboards and it looks really good. Will save me a fortune in replacing the doors. Carpets booked for the 16th and then the flat is ready for the EA to take the pictures - woohoo! Still have to choose one though - they are pretty much all/do the same round here. Decisions, decisions.Thank you all who post.0

Turns out I have had two viewings. Both of whom have not been back in touch, and consequently have given no feedback. As I don't live there the EA is handling viewings.

We've had two viewings now in just over two weeks. The 2nd couple like the house apparently but as theirs is still not on the market then that's not really a lot of comfort to me. They told our EA that if they get an offer they will arrange a 2nd viewing of ours. I'm not holding my breath.October no spend on lunches 2/17 so far.0

Ooh you've got me worried now not_loaded! I think what you said earlier is right in that 16+2 was their intention, but I do think it is ambiguous enough to be taken the other way. I suppose 2 weeks doesn't make much difference but I wanted to try and make the most of the September/pre-xmas period with a new agent. I do expect them to suddenly pull viewers out of the bag - I am probably being paranoid but half-suspect that's what they've done all along as all viewings have been in the middle of they day while we're at work, which I thought was unusual, plus offer straight away from unknown couple who have no contact then pull out a week later just as mysteriously. I am going to ring them at lunchtime anyway to see if there are any updates or feedback, and ask for RM stats, so was also going to mention that I am planning to give notice to finish at 16 weeks and see if he says anything about it - should also give them a chance to buck their ideas up if they want me to stay with them (no way but I'll certainly let them try! :rotfl:)

Well I rang EA...and I didn't have anywhere near as much of a go at them as I intended. Partly cos I'm a real wimp and hate confrontation (even over the phone) and partly because he was actually quite helpful. He gave me feedback from the last viewing, which he admitted wasn't very constructive (apparently they just didn't get *that* feeling when they walked through the door - well not much I can do about that) and is going to start ringing me weekly with updates and emailing RM stats even though he doesn't think extracting those is a productive use of an EAs time. I know it's all EA speak but he did tell me they would push hard to market it and although he did say the only thing I could do was to make sure it was competitively priced he didn't suggest I drop it, which surprised me. At least it sounds like they might make more of an effort (they couldn't be much more useless) and if I've got to stay with them for another 8 or so weeks may as well have them on my side.
One amusing part of the conversation though:
Me: "I am just a bit disheartened that things have been so quiet and I haven't heard anything or had any viewings for a while. I understand that it's August and lots of people are away, but I'm really hoping for some viewings from September onwards from lots of people wanting to move before Christmas"
EA: "Yes, well you know it is holiday time so of course it's quiet at this time of the year. No one wants to be moving around Christmas so come September and October there should be much more interest as there will be many more people looking to move before the end of the year"

I am thoroughly narked. I am fed up of this whole damn buisness. 4 viewers and I haven't got anything more than 'they really liked it' as feedback for a single one. Estate agents have been saying things like 'they'll put an offer in' which doesn't help at all because almost a week later I haven't had as much as a request for a second viewing. Offer my a**e!
I need a bloody holiday. But if I went away I'd just panic that something would happen while I was away and I wouldn't get the best out of it. ARRRRRRGGGGGGHHHHHHH!!!!!!0 -
NyimaR, I sympathise entirely, this whole thing is hell.
We are supposedly on the verge of exchange and, believe me, it does not get any better. The EA telephoned today to say that the buyer had told him, that her solicitor had said he was waiting for something from our solicitor before we can exchange, so could we chase them up.
ERRR? Why does not he phone our solicitor or is it illegal for them to talk? So further hold ups. I just find it all unbelievable.
I suggested a solution to this on a diifferent thread. When an offer is accepted and the chain is formed, all of the solicitors should agree a sensible time for exchange, no more than 2 months ahead. That date is fixed and for every week it goes over that date all the solicitors in the chain lose £100 from their fees. That might concentrate their minds a bit.0 -

Last night we were meant to have someone on a second viewing. 15 minutes after they were meant to show up they cancelled. Then this evening they asked to come around with less thn 1/2 an hours notice.
I refused as I was cooking dinner & thought about smells (though it was only quiche:)), let alone the mess of 2 children home on holiday.
If they're keen they'll be back but I just dont think that kind of behaviour bodes well for any future dealings with them anyway.0 -
Can someone explain to me the tactics that one of the other Solicitors seems to be using.....
The flat with timber rot has gone under offer again and yet on the actual Solicitor's website it isn't under offer so we think that they keep doing this to make themselves look good....
Out of the 5 of us that are for sale it seems very strange that the one with the timber rot keeps going under offer....Last time it was under offer it went back on within approx a week. I would have thought that would have had a detrimental effect that people would see that is has fallen through and wonder why...:(
I hate selling at the best of times but i really wish it was a fair playing ground...0
