What I don't want to do is reduce the price too much only to find it was 'August' being the problem, but having said that our stats our down again from being down last week.

We dropped our price in July, and the Rightmove stats shot up - but no viewings as a result, so they don't always match. Our theory is that there are people out there with their own houses on the market, so they are looking on Rightmove, but aren't in a position to take it further until they have an offer themselves.

My gut instinct is that there won't be so many people actively looking in August so it feels like shouting into the wilderness - our plan is to wait until the end of the month when the mini-boost you get from a price drop might have more impact.

Yes, that seems to make much more sense by waiting a little bit longer. As you say dropping the price doesn't always work and I guess as we've only been on for 3 weeks it might be a bit premature to do it right this minute. When you're in a hurry to sell everything seems to drag on that bit more.....

    Indeed it does.

If you’re fretting over August, forget it. It’s always dead. You’ll get about eight to ten weeks interest (if any) from school terms beginning in September. Then it’s aaarrrgggh… Christmas as the excuse…

Thanks for all your advice and reassurance.
What gets me is we have STILL not exchanged, we might on Friday, but the buyers still expect us to complete by next Thursday. I think that is totally unreasonable. Until we exchange there is no guarantee the sale will go through, they could still pull out. So until we exchange I do not want to start on the long hassle of BT, electricity, council tax etc. etc., all those people you have to notify about moving. If we do not exchange until Friday, it will be Monday realistically before I can get things done.
How can they possibly expect me to arrange all this plus removal men etc. in 3 days. I have told them the earliest is the 20th, but if exchange does not happen this week the date will have to slip back again.
You have every right to tell them what you want. We stated from day one that we need 28 days between exchange and completion, and now we’re up against it, guess what, they’re bleating about it! Sod ‘em! :p

Tell them (your last sentence…) but if exchange does not happen this week the date will have to slip back again. You have EVERY right to do this.

No you haven’t. They made a stupid assumption that when they said jump, you’d jump. Don’t. :)

NO! The first we heard any mention of a completion date was on Monday evening when we were told next Thursday. I was sort of assuming about a month after exchange so I have been caught out big time.

Then you need to ring them first....Our removal company that we were using were fully booked for the rest of July and a good bit of August so you need to find out what dates they have left...

Only then can you look at giving a completion date and ultimately a moving out date.

I called my estate agent today for an update. The person I was dealing with before is on holiday so someone else is supposed to take a look at the file and figure out where everyone is at and then call me back.

I called my solicitor to find out where he thinks we are up to. He is on holiday so I asked if his secretary would give me an update. Today is her day off. Hopefully she'll call me back tomorrow.

I called the EA I am buying from to see if she knows anything. She hasn't been involved apart from giving the surveyor the keys because apparently the repo company don't want/need them to be involved, but she'll chase up with both solicitors and call me back.

So now I am waiting for 3 calls and I'm none the wiser. If there was a moratorium on buying and selling during the month of August, we could all take a deep breath and relax knowing that nothing is going to happen for the next 4 weeks.

Its the not knowing that's killing me.

Followed by the sudden panicked rush when someone decides to actually get in touch (a la Vet8's trouble)...

Noooooooo! For some of us August is the only sensible time to sell and buy and I'm cr**ing myself at the moment because it doesn't look like I'm going to be anywhere near having sold up come the start of september when I start a new job half way across the country. I'm a teacher - please don't take away my August possibilities !!! :-D

If your in England might be better waiting a wee bit longer - until after the schools have gone back at the start of September, especially if yours is a "family" home. Just a thought.
