Trust me these people weren't interest they wanted to see next door to us also owned by our landlord and we think the Solicitor said to them well whilst you're there type of thing...
added to the fact that the couple hadn't decided what they wanted either..
I got the impression it was more of day trip out for them and that they they were hoping the outing would sort out some of their issues and differences between what each wanted...0 -

Still comes down to the same thing though - are they proceedable or not - in other words do they have the wherewithall to purchase without having to first sell an as yet unsold property. If not, second viewing or not, you are not much further forward. Your EA should be telling you this.

This had been a good extended weekend for me I think. Friday's viewer hasn't been heard from since. I don't really mind. Saturday's viewer was an investor who seemed very positive about the place but had some more to see. This morning's FTB has some more to see but mine is top of the list so far. And then I got a call from the EA this afternoon asking if he could 'just pop round' with someone who'd ben viewing another property. I was at work so had to call the OH and made him rush round the house like a loon tidying up the (limited) mess I'd made since this morning. With any luck something will come of one of these. eeek!0

Have decided to change EA (mind doesnt advert in local paper)...
...but cant decide who to go with, local one that charges £1000 or a large estate agency that will charge me £2025.
Local one advertises in the paper every other week. Large EA advertises weekly (although my home obv might not make it in weekly).
Budget is very tight.

What would you do?
What you are looking for is:
Their own up to date website with your property listed
They also use RightMove or similar and list your property
They advertise in the local press (and place your house) weekly
The lowest cost to you
If you can get all of these, it's a good start.
All you need then is for your EA to be honest in what they can achieve for you, and proactive in seeking buyers who are proceedable.
Buyer beware is an oft quoted phrase and applies to an EAs services as much as any other purchase, and biggest cost is no indicator of performance.0 -
GGRRR! It's me ranting again.
It is now 12 bloody weeks since we accepted an offer and the solicitors have moved at the pace of a geriatric snail. We were supposed to exchange within 4 weeks - nothing, then definitely exchange on the 23rd - again nothing. Now, suddenly today at 5.50 p.m., I hear they want to complete on the 12th - 9 days away!
As if that is not enough we have to get the septic tank emptied before then, as well as move everything etc etc. It just makes me mad, we have been pushing to exchange QUICKLY and now having wasted 12 weeks faffing about they want to complete in a ludicrous timeframe. I have to work all week and next, I cannot even get time off at this short notice. How the hell I am going to pack up etc. (I will admit that I have not packed anything yet, as I was being superstitious and cautious and did not want to pack until we had actually exchanged.)

Secondly, you have just as much say in the exchange/completion schedule as anybody else in the chain. They’ve not been at all helpful to date - tell them clearly what you need.0 -
I agree with NL, VET8, make sure they dont bully you into a simultanious exchange and completion. Tell them you will accept their completion date (if you actually want it) but that you want exchange immidiatly (sorry my spelling is rubbish) if they will not agree, for example they cannot commit their client completly at this point, tell them you want 2 weeks between exchange and completion
make sure you utalise your EA's as they are the only people who can talk to all the parties.
You are paying these people dont be afraid to tell them what you want

Had the first viewing of July today.. I can never tell if they like it or not so will have to wait for the feedback
The feedback was the garden was too big which is strange as I have a very small garden . Weird! At least we have got another viewer on saturday (will prob say the garden is too small lol)0
