Hey guys. I have read a fair % of this thread over the weekend. My fiance and I are currently looking for places around Lanarkshire/Glasgow. I am worried we fall into the "tyre kicker" category as we just cannot find anything we like.
She has a strong deposit saved (£40k), whilst I have just cleared my feet of lots of stupidly-acquired debt and have started saving since about May. I would hate to waste the time of vendors and we do like that a local EA does "open house" every now and then. But sometimes it is just so hard to express in words why we do not like somewhere.....
No your definitely not tyrekickers! Discerning buyers yes.:D
My suggestion is that if you have not already done so, you make a list of what you absolutely require from your desired property and what you absolutely don't want (railway line nearby springs to mind) supply the list and invite vendors EAs to supply you with properties that meet your criteria - not just what they feel like providing.
That may help to sort the wheat from the chaff and puts the onus squarely on EAs to do what they get (handsomely) paid for.0 -
Well July passed without a single viewing for us, but then the EA did warn us in advance that its the quietest time of the year here in NI.
Also, we've lost our (entirely imaginary) crown as the lowest priced house in the area that doesn't need fully renovated. Oh well, we're still 10K lower than a similar house just a few doors down.
Hoping August brings us some viewers at least, but think it'll be autumn before things pick up again.0 -

Thanks Harz. Was just saying on another thread that one particular EA often pressures us to view houses that he should know are not suitable. After reading this thread, I think he might be trying to placate his vendors... i guess it goes like this.....
vendor complains to EA about lack of activity...
EA rings around people from his "list" and encourages them to view...

Our landlord's Solicitor does this we believe and it's sucha waste of time....The people viewing on Saturday were here 5 mins max and i had to literally coax them into looking at the rooms...
Wish they wouldn't do it as it wastes our time tidying up and making the place looking nice when they clearly have no intrest in the property...
Though having said that I do wonder if Saturdays people were out for a day trip....0 -

I stay in Scotland as well, and have some sympathy for you as having Solicitors acting as EAs works against you in times such as now. They often close ranks, refuse to use the internet apart from their own limited websites and sit back expecting business to come to them - which of course in the local area for anything apart from house sales it always does.
Both vendors and buyers need to be more proactive and lay the rules down to EAs and Scottish Solicitors stating exactly what they do and don't want - and if these well paid bodies don't/can't supply on that basis, ditch them. Use those that do the job to your requirements, not theirs.
In the present times "not proceedable" should mean not introduced.0 -

I suspect my EA does this - would rather they were just honest and told me if they thought there was a reason we weren't getting many viewers. Nice to see a buyer seeing things from the vendors point of view though, thanks

That's what I always think but the people we had this Saturday were only here about 10 mins & they have just phoned for a second viewing! DH had tried to say no to the EA for the 1st view as he thought it would be a waste of time but luckily he spotted me wildly waving my arms at him - 'never turn down a viewing - they just could be the one'
I'm sure he has a real reputation at the EAs as he always moans about viewers interrupting his life & even told the EA he was so fed up he was going to take us off the market for the summer as we had to move by September & had so much to do! How does he think we can move if we havent sold!! I think the stress has totally got to him (actually he's always had a screw loose:D)0 -

Well I guess I see it from both sides. I would rather not view some properties offered by the EA as I know that it will be a waste of my time and the vendors time.
