We wanted to sell quickly as the house move meant that we were living apart. We dropped the price and sold within 6 weeks. But. We exchanged today. I just had a phone message from my conveyancer.

Investors are likely to be very skilled at not letting vendors know what they are thinking so don't let that throw you! As for "selling" just think about the things that made you like the house in the first place and the things you've done to make it even better! Thanks. I meant to mention the double glazing which we got done last year and is guaranteed for 15 years but it completely went out of my head. Oh well never mind, I'll just wait for the feedback!

Thanks! It went right down to the wire, with a very nervous ftb at the bottom of the chain, and me realising I hadn't informed my buyers about a slight alteration in something that was happening next door. But its all done, and now to confirm the removal men and to throw out everything I can into the recycle bin
or the charity shop

Thanks Monkeys bunny and NL. I have calmed down a bit today. I was just shocked to get an email at nearly 6.00 p.m. last night saying we had to move out in 9 days. A bit of warning would have been good. I have told the solicitor we cannot move before the 20th, for a start BT takes 14 days to transfer the number. We have also emptied the stuff in the loft, so I feel we have made a good start.
Anyway, I was starting to calm down when the EA phoned at 4.30, could the buyers call around this evening for a visit? :eek: AAGGHHHH!
Our house looks like a bomb site. Having lived here for 22 years it is amazing how much rubbush you accumulate and stick in the loft, so we have the garage full of packing boxes and the hall, living room and spare room full of stuff that is half sorted, not to mention tons of bits of loft insulation all over the hall floor and the buyers want to come around.
We said "no" and the EA was really surprised. Again a bit of warning so I can at least tidy up a bit. I would be SOO embarrassed anyone seeing this place at the moment. It could feature on one of those programmes where they find houses stuffed to the roof with rubbish.0 -
Things get worse!!
The EA telephoned just now to say that the buyers' solicitor has told them not to exchange unless they are allowed to visit the house again. AAGGHH.
I really resent that. I get the feeling they think we will trash it before completion. We are middle aged responsible people, not thugs. The only reason I would not let them come around tonight was the lack of notice and the fact the place looks like a tip.
I have had to agree to them coming on Friday, which means I have to spend ages sorting stuff out and cleaning. This house selling is a NIGHTMARE.0 -

People really should check the house again just before exchange as whatever the state of the house with all its fixtures/fittings etc is at exchange is what is legally transferring at that date. Of course most people never actually do that & it is down to the solicitor & how much they want to protect their client whether they advise a visit or not.
Dont worry too much about tidying - it is the structural side of things that they should be checking on. Until fairly recently it was down to the buyer to insure the house from exchange but I believe that has changed now but the property is still held 'in trust' by the vendor on behalf of the buyer ie its not yours any more once exchange takes place but you are legally required to look after it as if it still was such as any running repairs etc.0
